Jamestown, a leading real estate investment and management firm, announced that 4201 Wilson Boulevard, a 595,000-square-foot office building at Ballston Exchange in Arlington, VA, has earned LEED Silver certification, making it the first office building in the state of Virginia to certify using the LEED v4 Building Design + Construction green building rating system from the U.S. Green Building Council (USGBC). The building constitutes one half of the 776,000-square-foot Ballston Exchange development, Jamestown’s first venture in Arlington. The designation also marks the latest recognition under the brand’s sustainability vertical ‘Jamestown Green,’ created to integrate sustainability efforts throughout Jamestown’s property, portfolio and corporate levels.

As part of 4201 Wilson Boulevard’s recent renovation, the structure was amended with a two-story retail addition on the Southwest corner of the property. With design efforts led by STUDIOS Architecture and building efforts led by James G. Davis Construction Corporation and LEED consultant GHT Limited, Jamestown successfully fulfilled the necessary Arlington County Floor Area Ratio (FAR) requirements, earning a 0.25 FAR bonus. In addition to the benefit of additional density, the project achieved a variety of key metrics within the following areas, contributing to its LEED Silver certification:
- Location and Transportation: Ballston Exchange is well served by transit with a direct connection to the metro
- Open Space: Jamestown installed a green roof at the building and added greenery to the ground-floor public open space
- Tenant Design and Construction: Tenant guidelines were created to encourage sustainable building practices throughout the property
- Energy Performance: Systems were implemented for optimal energy efficiency
- Materials and Resources: Jamestown reused over 90% of building surface area and diverted over 93% of construction waste from the landfill
- Indoor Environmental Quality: Materials were selected for optimal air quality to promote health, wellness, and productivity
As part of Jamestown’s sustainability commitment, the firm set a variety of reduction targets to achieve by 2024, including a 20% reduction in energy, greenhouse gas and water, and a waste diversion rate of 40-75%.
Earlier this year, the company was honored as a Gold Level Green Lease Leader by the Institute for Market Transformation and the Department of Energy, recognizing the firm’s innovative practices to modernize assets to spur action on energy efficiency and sustainability.
