Good morning, Arlington, and happy spring!

In the past week, the price escalations have crept up to new highs, and the buyers who aren’t ratifying contracts are sincerely disheartened. It’s hard to determine exactly how many homes are ending up with multiple offers, but it’s well over 50% of the homes that sell within their first week in the market.

The Andors Real Estate Group debuted two properties in the past week that have each escalated 10% above listing price as a result of multiple offers. In the first case, that translated to over $100,000 more than the seller was asking for and, in the second, over $80,000!

Sellers put 122 homes on the market this past week, another huge uptick from the 98 homes last week and 75 homes listed the week prior. Buyers ratified 80 contracts this week, and more than half (44) of those were on homes just listed within the past seven days.

This week, there are 420 available properties for sale, an increase of 42 from the week prior.

Single-family inventory jumped from 72 to 88 available properties, while there are 41 townhome/semi-detached homes to choose from. Condos continue to make up the lion’s share of available options in Arlington with 291 to choose from as of today.

A quick comparison to last year, for the same week, sellers listed 93 homes and buyers ratified 68 contracts. There were also only 182 available properties for sale — 238 less than we have today!

The average list price for currently available properties is $753,491 and the median is $508,500.

Currently available properties in Arlington have an average of 64 days on market (DOM) and a median of just 29!

This past week, 51 properties were sold in Arlington, including a $3.1 million 6 BD/7.5 BA home in Country Club Hills. An underground tunnel connects the main house to the three-car garage and the guest house.

Overall, as of March 7, there were 556 homes listed for sale in Arlington, according to Homesnap. This includes 402 condos, 123 detached homes and 31 townhomes.

“The median list price is $519,900 and the median sales price is $600,000,” Homesnap reports. “There have been 197 new listings in the last 4 weeks and 276 sales.”

COVID-19 has not only altered the economy and how we work and recreate, but it has also has upended the typical school experience for a generation of young people. As part of Arts in the Schools Month, Arlington Public Schools in partnership with Arlington Arts presents Collaboration During Isolation, allowing theatre students to express their dreams and hopes for the future as well as gain new skills with the latest video projection technology.

How do young people process the realities of a pandemic? How does a teen awaken to new perspectives and viewpoints? Exploring such questions through their creations, the students will display videos on an 8-by-14-foot screen built in the shape of a head and speech bubble.

The pop-up screen will be set up each evening at each of the four Arlington high schools during March 2021: Yorktown (March 16), Wakefield (March 18), H-B Woodlawn (March 23) and Washington Liberty (March 25). The videos will also be broadcast live on the nights of each event through Arlington Arts YouTube and Facebook accounts with #projectingtogether!

The project is a collaboration between Arlington Public Schools and Arlington Cultural Affairs and is made possible by a grant from Wolf Trap Foundation’s Grants for High School Performing Art Teachers. The students worked with Andres Luque, Arlington Arts Facilities Manager, Jared Davis, Arlington Arts Scene Shop Manager and Patrick Lord, projection and video designer. The theater instructors are Carol Cadby (Yorktown), Chris Gillespie (Wakefield), Hope Lambert (H-B Woodlawn) and Danny Issa (Washington-Liberty).

Meet Arlington’s latest Pet of the Week, Westley, a friendly 8-year-old mix who loves food and backyard zooms.

Here’s what Westley’s family had to say about his life in Arlington:

Westley is an 8-year-old mix who loves life as long as food is involved. He has never met a human he does not want to say hi to and feels equally about dogs. If someone came to his parents’ house to rob the place, he would greet them rather than be a guard dog. He really wants to catch a squirrel or bunny one of these days, but despite his large nose, he is not a hunting dog.

Westley was rescued in 2017 at the age of 5, but according to his parents, to this day he still acts like a puppy, so they think he might be lying. After a few weeks of concern by his parents, Westley did learn his new name and how to sit followed by a few other tricks. He loves to perform his tricks (sit, down, stay, roll-over and twirl) every evening if he’s not able to do his backyard zooms. Last year, a fox and some kits moved underneath the shed, which curtailed his backyard zooms for a few months. He still has dreams that they will return to play one day.

Westley has been a great foster brother to over 30 rescues pups. He has shown them the ropes and helped more than few come out their shells. Recently, he has become a big brother, which has made him request more cuddles from his parents. He does allow his 6-month-old human brother to grab his fur by the handful in return for wet kisses all over. He is looking forward to the near future when he will be chased around the house by a drooling furless brother. Until then he will sleep on as many pillows at once as possible.
