Many of our daily appointments consist of pets that are not feeling well for a variety of reasons. In many instances, we can determine the problem and treat effectively by obtaining a thorough history, performing a comprehensive physical exam, perform in-office diagnostics or send lab work out to a reference laboratory, and dispensing appropriate medications or treatments. However, in some instances, problems may be more complicated or require diagnostics beyond the scope of a general practice, and a veterinary specialist may be recommended.  

Many people are surprised to hear that there are specialists for animals! So, what exactly is a veterinary specialist you may ask? A veterinary specialist is a veterinarian who has gone through at least four additional years of training above and beyond the four-year veterinary school education. This typically consists of a one-year internship program, followed by a three-year residency program focusing on their preferred area of specialty. They then have to sit for their national specialty examination before receiving their board-specialty certification.  

Below are some examples of specialists and why we may refer a pet to them. We’ll discuss other specialities in two weeks with our next post.

Emergency & Critical Care SpecialistLet’s face it, sometimes our pets get so sick that they needs some pretty intensive care! Emergency clinics that have a criticalist on staff have the capacity to do some extremely intensive care, including ventilatory support (i.e. breathing for the patient in an acute lung injury), in-hospital feeding tubes, extensive nursing management and tend to be on the cutting edge with treatment options for some really complicated, really sick cases.

InternistWhen we just can’t seem to find the answer to a pet’s metabolic woes or advanced diagnostics (such as endoscopy or bronchoscopy) are needed — and an internal medicine specialist is often recommended. They excel at complicated case work-ups and are very good at long-term patient and chronic disease management. The types of cases that we often request their assistance with are complicated diabetics, certain respiratory disease, multiple metabolic disease processes occurring at once, and certain infectious, inflammatory and autoimmune diseases. Their wealth of knowledge can be invaluable with making treatment decisions and when changing medications, doses, etc. to find just the right balance for a given patient. Subspecialties within internal medicine include:

Cardiologist: Sometimes we will hear a heart murmur or abnormal heart sound when performing a physical examination. A murmur is turbulent blood flow through the heart, but just listening to the heart doesn’t tell us exactly why the murmur is present. In these cases, we will refer your pet to a veterinary cardiologist to perform an examination and an echocardiogram (an ultrasound of the heart). This will help determine the source of the abnormality. Puppies and kittens may have congenital abnormalities that can be fixed via surgery. Cardiologists also can place pacemakers in certain conditions where the abnormality has to do with the electrical conduction through the heart.

Neurologist: Unfortunately, sometimes our pets go through a variety of neurological disorders. This can include herniated disks in their back, tumors within the brain, congenital abnormalities, seizures, etc. Seeing a veterinary neurologist can help narrow down the cause for some of the signs you are noticing at home and they can also perform MRIs/CT scans on your pets to determine the next best step for treatment. Veterinary neurologists are also trained to perform spinal and brain surgeries.

Oncologist: Many types of cancers in veterinary patients can be surgically removed by your primary care veterinarian, but there are certain types of cancers that do best with surgical removal followed by chemotherapy and/or radiation therapy. These are two types of treatments have to be administered by a veterinary oncologist and may help prolong the quality of life-span of your pet.

SurgeonMost primary care veterinarians can perform routine surgeries, including limb amputations. However, sometimes your pet has injured themselves to the point of needing a veterinary surgeon to repair the damage, or requires a complicated surgery that is beyond the scope of general practice. Examples of this include torn ACL repairs, performing a total hip replacement, complicated tumor removals, surgery entering the chest cavity or around the heart, repairing complicated congenital defects, to name a few.

Veterinary specialists are great resources for your pets when your primary care veterinarian thinks their expertise will be needed to help make your pet feel better, faster! We are fortunate to live in an area with numerous specialty-trained veterinarians to help us provide the best care for our pets.

The formation of a Limited Liability Company (LLC) entity can be extremely useful if you are a rental property owner. It allows you to protect your assets, gain tax benefits for your rental property, and manage any property ownership transfers in a more convenient way. This article explores the legal, tax and property transfer benefits of holding your property in an LLC, rather than keeping it under your name.

Asset Protection

If you elect to form an LLC and transfer your rental property to the LLC, any judgment against the property will extend only to the LLC and not to your personal assets. In essence, the LLC offers you liability protection against a lawsuit or against creditors who might seek to make claims on your assets. It is also generally recommended that you place each rental property you own in a separate LLC. This provides additional assurance that any judgment against one property will not affect the other properties. Moreover, in many states, creditors can seize a property if it is owned in your name. If it is in an LLC, however, creditors may be limited to placing a lien on your property. Although types of liens vary, a lien may allow a creditor to claim any cash distributions from the LLC to its owners, and may also entitle the creditor to have the right to any proceeds from the sale of the property. In D.C., for example, a judgment lien can be attached to your rental property for up to 12 years. Other liens, which may be attached to the property, will impact a creditor’s ability to collect funds under a judgment lien. Creditor-debtor laws do vary by jurisdiction, and you should research your state’s regulations to understand the rights and obligations that debtors and creditors have under the law.

You can further protect yourself by adding a liability insurance policy for each property, as well as purchasing an umbrella policy to provide additional liability coverage beyond the limits of your primary insurance policies. Placing your rental properties in an LLC and buying additional insurance for them offers you a double layer of protection in the event of a lawsuit.

Tax Advantages

An LLC can be taxed as a sole proprietorship, a partnership, a C corporation or an S corporation. For rental property ownership purposes, it is best that an LLC is taxed as a sole proprietorship or a partnership. This is because any income will flow through to the individual members of the LLC and it will be reflected on their tax returns. In this case, the company will not have to pay any federal income tax and its owners can take advantage of tax deductions for the rental properties held in the LLC.  You would be eligible for the real estate depreciation deduction, but will also have to pay capital gains taxes when you sell the property. However, there are options to defer capital gains taxes, such as a 1031 exchange, if you sell one property and reinvest the sale proceeds into another property of like-kind within a specified time period.

Property Ownership Transfer Benefits

When you transfer your rental property into an LLC, you can create units of ownership with a specific value and allocate them to any other members of the LLC. This offers an easy way for you to designate ownership in the property to other family members, rather than updating property deeds to reflect changing ownership interests. Ownership interests can also qualify for several valuation discounts, depending on the structure of the LLC, the terms of its operating agreement, and the division of ownership interests among its members. Since these valuation discounts can reduce the overall value at which ownership interests are valued, they can have a significant impact on gift taxes and estate taxes when interests in the property are transferred between LLC members.

All of the New Year’s shenanigans are long over with and home sellers are starting to get down to business here in 2017.

In the last week, we’ve seen an approximately 10 percent uptick in listings and 50 percent jump in reduced price residences. And, as you’ll see with this week’s selection of “Just Reduced” homes, homeowners aren’t messing around with their reductions… with some exceeding $50,000 and $100,000 in savings.

Now is a wonderful time to buy a home in Arlington County. While there was a nice pause there with the holidays, folks are now laser-focused on getting their homes sold.

So, what does that mean for you, the homebuyer? It means it’s time to get moving and GET MORE out of your transaction.

As of January 8 there are 156 detached homes, 31 townhouses and 206 condos for sale throughout Arlington County. In total, 21 homes experienced a price reduction in the past week.

Question: Is there anything the community can do to protect our trees from being removed by developers creating room for large new homes?

Answer: I’d like to dedicate more columns to this topic because it’s one of the most common questions I hear when talking to non-condo/townhome dwelling Arlingtonians and something I think needs more attention from the real estate community. I feel strongly that maintaining existing trees not only contributes to the long-term value of the neighborhood, but can actually maximize developer profits as well. To highlight how it can be financially beneficial to developers’ bottom line, I decided to use one of my favorite properties of 2016, 512 N. Littleton Street of Boulevard Manor, in my first video post.

512 N. Littleton StreetAs of the filming of the video, the property was under contract, but has since sold so I now have the benefit of knowing the final sold price. The developer, Ahmad Khreshi of Home Perfection Consulting, made an effort to keep as many trees as possible and the result was an incredibly profitable investment.

Here’s a summary of how well he did, with the biggest differentiating factors between his home and similar new construction being the maintenance of mature trees on the property and infusion of neighborhood character into the design.

  • 512 Littleton was listed for $1.55M and sold for $1.5M in just 55 days
  • 512 Littleton had the highest asking price of any of the 435 single family homes sold west of Glebe between Route 66 and Route 50, since 2014
  • Within that market, the average sale price of a similar new home was $1.255M, meaning 512 Littleton sold for $245,000 more than comparable homes
  • It took an average of 107 days for new homes to sell in 2016, meaning 512 Littleton sold twice as fast as its competition

With so many new homes on lots devoid of trees, there is clearly a demand for a lot with the natural privacy and shade provided by mature trees, even if it means knocking a few hundred square feet from the finished product. Ahmad didn’t set out to build the biggest house he could, rather design a home around the existing footprint and trees, which allowed it to blend more naturally with the neighborhood. In doing so, he delivered what may be the most profitable investment in Arlington in 2016.

I look forward to continuing to explore the relationship of real estate development and the environment more often to encourage responsible development in Arlington. I’d also like to incorporate more video into my columns, although, I don’t think I’ll be leaving real estate for a job in front of the camera any time soon!

Baby, it’s cold outside! Growing up in Wisconsin, I’m no stranger to cold weather, but that doesn’t mean I like it. In fact, I HATE it. The ice, the snow, wearing bulky clothes to keep out the bone-chilling cold and what do you mean I can’t wear my flip-flops?

Though I’ve always had cats, I am the proud owner of Anakin, my 90-pound white Boxer. During winter, taking care of him is a priority for me. My cats live indoors all year round and so don’t require special winter care.

Monitor Outside Visits

Puppies, older dogs and dogs with health conditions (especially thyroid problems) are more susceptible to colder temperatures and conditions. Make sure to monitor them on each outside visit. Watch for signs of shivering, shortness of breath, weak pulses and lethargy. Frequently check for frostbite with special attention to ears, paws, scrotums and bellies.

Grooming

If your dog has long hair you will want to keep it as long as possible during the colder months to help insulate against the cold weather. This means you need to be more diligent about brushing so matting doesn’t occur. Matted dog hair can be very uncomfortable for your pup.

In warmer months, your dog’s nails don’t need to be trimmed as often due to the natural filing from longer walks and visits to the dog park. In winter, keep an eye on those paws and get more frequent nail clips or a good grinding.

Cold Weather Hazards

One hazardous waste that’s deadly for dogs, even in small amounts is antifreeze. Making matters worse, dogs are attracted to its sweet smell and taste. Be sure to watch for puddles of antifreeze, especially when walking near parking lots and garages.

Ice melters are another winter hazard that can cause painful irritation to a dog’s paws. One option is to get your dog a pair of boots to protect his feet.

If your dog doesn’t take to wearing boots, you will need to be extra vigilant about wiping down paws after outings. Around your property, we recommend using sand or one of the many pet-friendly ice melters on the market. Our favorite product, which we carry in our retail store, is Safe Paw Ice Melter.

It’s important to keep your dog on a leash in the winter, especially around ponds and creeks. Dogs can easily wander away and slip or even fall through the ice. Hypothermia doesn’t take long to set in despite their natural fur coats.

Exercise

You may need to limit your dog’s exercise time outdoors, but consider a waterproof winter dog jacket, especially if your pup has short hair or is smaller and closer to the ground. Not all dogs like these coats, but when I put on Anakin’s winter jacket, he’s more likely to stay out longer and gets the outdoor exercise he needs.

Be prepared to throw the ball a few more times indoors and make sure there is a high-quality chew toy to keep your pup busy when he’s stuck indoors. Better yet? Bring them to daycare. They will be safe from the cold weather while getting the socialization and exercise they need. With fewer walks and less time spent at the dog park, daycare is the perfect solution for upcoming cold weather days.

Life Happens. Life is messy. — In 2007, my trip into work took four hours. It normally takes 45 minutes. I left the house while it was raining, but it quickly turned into snow. I remember being angry and stressed that I was going to be late for work. Almost everyone has a similar story, whether it was the Angry Inch or Snowzilla (in 2016), or Snowmageddon (in 2014). After each of these events, people often ask, “How can I stay informed about things like this? How can I avoid these emergencies?”

Wireless Emergency AlertsCan You Reach Me Now? — As technology continues to improve, so do our options for being notified about emergencies where we work, live and play. In the past, people had to wait for a radio broadcast, the 11 o’clock news or newspaper to find out if an emergency was happening in their area. Now people have access to several notification methods:

Wireless Emergency Alerts (WEA) — Ever been startled by a blaring siren on your phone? It was probably a WEA. These alerts are sent out to all cell phones inside a designated area. These messages only happen in rare situations:

  • Alerts issued by the President of the United States
  • AMBER Alerts
  • Alerts involving the immediate threat to lifeArlington Alert

Arlington Alert — If you’ve heard us say it once, you’ve probably heard us say it 1,000 times: Arlington Alert is a free service that provides you information when major traffic events, mass transit issues and other emergencies occur in Arlington. It also issues weather alerts from the Weather Service. These alerts can be set up to go to cell phones, pagers or even an email address! In certain situations, they can even call a phone and deliver a message by voice.

Emergency Subscriber Listings (you may have heard this also referred to as “Reverse 9-1-1) — A system that uses landline listed and unlisted telephone numbers to call the home or business and relay critical information. Here in the county, this has been used to tell individuals about police activity in an area, and also to ask for assistance in looking for a missing child.

Facebook Safety CheckFacebook Safety Check — If you happened to be in an area where a major crisis has happened, they will allow you to mark yourself safe and let you see which of your friends who are also in the area have also checked in. On the same page, you can also get basic information about the crisis (location, date, what happened and who to call for assistance).

Social Media — It’s fast, it’s crowdsourced and it can be accurate — but not always. Many people have turned to social sources like Facebook and Twitter for information about what’s going on around their neighborhoods. The quantity and quality of information can be mixed, so don’t forget to check verified, official sources as well. For instance, on December 13th, residents had questions about sirens they heard in South Arlington on I-395. Many people took to Facebook and Twitter to ask questions and share what they knew or had seen. Someone tweeted at the Arlington County Police Department and ACPD responded with an official explanation of what was going on — even before the story broke here on ARLnow!

It’s not just Social Media — In the moments after the Paris Terror attacks businesses, such as Airbnb and Uber, reached out to their customers to let them know what had happened and actions they should take.
