In part one we talked about how 34 Arlingtonians installed solar with the 2015 Solar Co-op. Thanks for your questions in the comments section of the last post! We heard you. This FAQ-style post will answer those questions and detail the process to participate in the Potomac Solar Co-op.  

Why purchase solar through the co-op?

By going solar as a co-op group, members will save 20-30% off the cost of a solar system. They’ll also have the support of the co-op throughout the process instead of having to navigate the process alone.

What kind of payback can I expect?

Your payback will depend on many factors like the size of your system, your roof’s shading, and your energy use. You can check out VA SUN’s sample calculations to get a basic idea.

Another thing to think about is your home’s value. Items with lower operating costs often sell for a premium because they cost less to operate over time. Examples include fuel efficient cars, high efficiency heating and cooling systems, or even LED bulbs. The same is true for homes. A recent Department of Energy study found that homes with solar, on average, sold for higher prices. That’s food for thought.

Who is eligible for the co-op? Can condo owners participate?

The co-op is open for Arlington residents and folks who live reasonably close to Arlington.

No condo has participated to date, but the program is available to condo buildings. That said, the co-op model works best if you own your roof. This makes condo participation more difficult. Speak with your condo board about the rules and possible participation. If we can help your condo answer questions and join the co-op, don’t hesitate to ask. 

How do I join the solar co-op or learn more?

If you’re interested in joining, enter your information into the form about halfway down the co-op website. This allows VA SUN to screen your roof virtually, and they’ll keep you posted on next steps. There’s no obligation until you sign a contract. The above infographic shows the process in more detail.

The Arlington real estate market appears to have started its slide into a mellow summer market this week with fewer new listings and even fewer ratified contracts.

Some 74 fresh listings came on the market this week, while only 66 properties went under contract. Only 11 of those were on the market for less than a week, a significant cooling of buyer activity than in the previous several weeks that witnessed multiple contracts and bidding wars.

Some of Arlington’s stale inventory sold as many of the ratified contracts were on properties that had been on the market more than 30 days. This caused the average days on market to jump to 45.

Mortgage rates for 30-yr fixed rate loans remained steady this week, still hovering at 3.82%.  But 15-yr loans jumped up about 18 basis points as the Fed signaled it could increase short term rates at its June meeting.

June has arrived… as if you couldn’t tell by our temperatures and humidity, both of which are creeping up there this week.

In addition to a few more beads of sweat on your forehead, June typically means a few things in the real estate realm as well. First and foremost, school is coming to a close for just about everyone. This means more time for families to house hunt and, on the flip side, more time for families to list their homes.

This time of year there is typically an uptick in inventory. This equates to a competitive listing market and… more competitive prices for you, the buyer! And naturally as we see this competitiveness play out on the local stage, I’ll be right here for you, helping you GET MORE out of your real estate transaction.

Question: Are funding fees on VA loans eligible for seller credits?

Loans guaranteed by the Department of Veterans Affairs are known as VA Loans (Who thought VA stood for Virginia? Be honest…) and provide current and former servicemembers with an opportunity to purchase a home with as little as 0% down. In addition to the normal closing costs (title fees, transfer taxes, etc), a Funding Fee is charged at settlement, which is equal to anywhere from 1.5-3.3% of the loan amount. It’s a fee paid to the VA on every loan to offset the cost of loans that default. It’s the same concept as Mortgage Insurance, but much cheaper.

In a previous column, I explained how buyers can negotiate for seller credits to reduce or eliminate the out-of-pocket expense of closing costs at settlement. Fortunately, the Funding Fee falls into this category, along with the rest of the standard closing costs associated with a VA loan, and buyers are eligible to have all of these costs covered by the seller. In theory, if a buyer is able to negotiate 100% of closing costs paid by the seller and chooses a 0% down payment loan, a home can be purchased cash-free (until the first monthly payment).

If you’re unable to negotiate seller credits to cover the Funding Fee and are concerned about having the cash to pay for closing costs, you’re also allowed to roll the Funding Fee into your mortgage so that it becomes part of your monthly payment.

Arlington Veterans Affairs (VA) loans by the numbers:

  • In 2015, 218 of 2,893 purchasers (7.5%) used a VA loan. By comparison, 2,038 used a Conventional loan (70%). I’m actually a little surprised by this; I would’ve thought a higher percentage of purchases in Arlington would use VA loans.
  • The average sold price for homes purchased using VA loans was just over $581,000
  • The type of housing purchased using VA loans was pretty evenly split between single family (detached), townhouse, and condo
  • The maximum loan amount for Arlington (and the rest of the Northern VA counties) is $625,500, but there are ways to increase the loan amount by putting more money down.

On May 18, 2016, the Department of Labor (DOL) issued a final rule making millions of middle-class workers eligible for overtime pay for the first time. The new DOL rule, which was last updated more than 10 years ago, is set to go into effect on December 1, 2016. A lot of things have changed in the time since the last revisions with respect to wages and inflation. By far, the most significant change in the new regulation is that the DOL has doubled the annual salary threshold that determines overtime pay eligibility.

Prior to the new rule, workers who earned more than $23,660 a year were not eligible for overtime pay, which is time and one-half of a worker’s regular hourly rate of pay, if they worked beyond 40 hours in a workweek and performed certain executive, professional, or administrative duties. The new DOL rule leaves the existing duties test in place but increases the annual salary threshold to $47,476. It is estimated that the new regulation will extend overtime pay to over four million workers around the country by next year.

In addition, the new annual salary threshold of $47,476 is expected to rise to more than $51,000, based on wage growth, when the first scheduled update occurs on January 1, 2020. The DOL plans to automatically increase the annual salary threshold every three years after implementation. The move by DOL has received significant press coverage and many employers are working toward implementing the new rule. Eligible workers will likely be provided more information from their employers before the new rule goes into effect.

Weekend Wine and Beer Guide logo

IMG_0512-825It felt like the 40th day of rain and I was setting out to visit Aslin Beer Company in Herndon. I got a text saying that they were about to go down to one beer on tap from two. Maybe I should reschedule. With the rain and the prospect of only getting to review one beer — maybe none if there was a rush — I almost changed my plans. Readers, I did not and I’m so glad I didn’t.

Aslin is a nano-brewery located off the Dulles Toll Road in Herndon in the back of a pseudo-industrial park full of catering and delivery restaurants. Their space is tiny, accommodating several picnic and tall tables. Their decent-sized bar also has stools. Clearly visible is the brewery, with its gleaming equipment, which is in use nearly every other day. Their beer is not packaged, but rather kegged for serving in the brewery, growler fills and distribution.

On this rainy Sunday, it was a bright and dry refuge and — by a stroke of good fortune — had not one but three beers on tap. Of course, one of those beers, Stellar Parallax, was being held for a Wednesday release. I found co-founder Richard chatting warmly with customers who had stopped for a glass of beer and some crowlers, 32 oz. growlers that are really large aluminum cans that get sealed by a special machine while you wait.

What I learned from Richard is that he, Andrew and Kai — Aslin’s founders — had been craft beer travelers prior to settling down to make their own beer. Their travels frequently took them north to New England where they visited the likes of Tree House Brewing Company and Trillium Brewing. Not surprisingly they were also avid home brewers. It didn’t take long before they decided that what they really wanted was the same great beer, which includes the recent trend of hazy New England-style IPAs, in their own back yard. They also decided that they were the men for the job.

IMG_0499-825Eight months ago, Aslin Beer Company opened its doors to the public. Since then, they’ve managed to gain a loyal customer base that is on it’s way to generating the kind of buzz that is usually seen with the aforementioned Tree House. Crowlers with the Aslin label are making their way out of the DMV as craft beer aficionados recognize the quality and want to share it with friends.

In fact, Aslin’s beers have garnered the attention of the Beer Advocate community where their beers appear in every one of the current top beer lists. On Beer Advocate’s Top 250 Beers, Aslin’s Master of Karate Imperial IPA sits at 101. On BA’s Top 250 New Beers list: Master of Karate is 7, Orange Starfish IPA is 24, Mind the Hop is 32, Stellar Parallax is 49, Dunley Place Double IPA is 52, A Small Town in Ontario IPA is 58, Astro Zombie IPA is 59, Bringing Sexy Back IPA is 92, Neutrino IPA is 137. That’s a whopping nine beers! On BA’s Top 100 Virginia Beers, Aslin’s Master of Karate sits in second place, Orange Starfish IPA is 7, A Small Town in Ontario IPA is 15, Dunley Place Double IPA is 16, Stellar Parallax Double IPA is 18, Astro Zombie IPA is 23, Bringing Sexy Back IPA is 27 and Neutrino IPA is 36.

All that is to say that, after only 8 months in business, they are reaching for the stars. There is even talk of an expansion that would add a second, larger brewing facility to allow Aslin to produce more delicious beer. The great news is that you don’t even have to go to Herndon to find their beers, because Dominion Wine and Beer will be serving and growler-filling their beers, too. Today, Dominion will tap both A Small Town in Ontario IPA and Stellar Parallax Double IPA at 5:00 p.m. Don’t miss the tasting that will accompany this launch.

Summer is finally here. The temps heated up this week — and the real estate market cooled down.

New listings dropped to 78 this week, compared to the record 99 set last week. It’s expected that sellers would rather wait until after the Memorial Day weekend to go on the market as many “would be” buyers will be traveling this weekend. The number of sales this week hit 81 which is good for a holiday week. Of those sold, 34 went under contract within 7 days. There were still reports from agents this week of multiple contracts and bidding wars on many properties.

Interest rates edged up a little this week by 6 basis points to about 3.78% for a 30-yr fixed rate.  And it was reported that mortgage applications increased 2.5% over this time last year which is a good sign for our housing market.

Whether you are managing your rental property on your own, or have hired a property manager, here are three things we at Gordon James Realty take into consideration when calculating the rental rate for a given property.

Market Research

First, we get a feel for comparable properties in your area. Study listings and units for rent locally and ask the following questions to get an idea of how your property compares:

  • Is the rental located in an area that’s particularly attractive to tenants?
  • Is it larger (or smaller) than typical properties with similar specifications?
  • Is the property likely to attract certain groups, such as students, families or young professionals?

Based on the answers to the above questions, we hone in on comparable properties and adjust the rent up or down to account for positive and negative differences. Pay attention to length of time comparable properties remain on the market. Those that are rented out immediately may be well-priced (or underpriced).

Operating Expenses

While the rent should be competitive in the local market, you also need to be able to cover your costs. Look at your budget and estimate your operating expenses. Consider what you’ll spend on mortgage payments, if any, insurance, taxes and an adequate amount to spend annually to maintain and improve the property and make sure your investment will produce adequate income.

Keep in mind, you might not be able to cash flow positive and this is something that should be determined when you perform due diligence on your investment property, before you purchase. Consult your accountant for possible tax breaks in any losses you take on the property.

Flexibility with Quality Tenants

In some situations, it might make sense to discount the rent in order to attract a great tenant. For example, if an applicant has a stellar credit score or is willing to sign a longer lease, you could offer a small discount on rent. Say you knock $100 off the $2,500 rent to seal the deal. In one year you’d make $1,200 less, just half of what you would lose if the apartment sits vacant for just one month. If the tenant signs a longer lease, you’ll save the costs of vacancy between tenants as well as costs to turn over the rental.
