Each week, “Just Reduced” spotlights properties in Arlington County whose price have been cut over the previous week. The market summary is crafted by Arlington Realty, Inc. Maximize your real estate investment with the team by visiting www.arlingtonrealtyinc.com or calling 703-836-6000 today!

Please note: While Arlington Realty, Inc. provides this information for the community, it may not be the listing company of these homes.

We’re a day early, but let’s say it: Happy Thanksgiving!

As you gather with friends, family or perhaps take a nice long weekend for some solo relaxation, know that the team at Arlington Realty, Inc. is ever-thankful to be engrained in this beautiful community.

Entering the holiday season here, we’re starting to see a bit of a decrease in available listings — week-over-week, the number of listings ticked down by approximately 10 percent. However, we did see an uptick in the total number of Just Reduced properties week-over-week. In between the lines here: While less folks may be listing their homes in the heart of the holiday season, for those that have, now is the time they are being more aggressive to sell.

If a real estate transaction is on your list for Santa this year, there is still time and your friends at Arlington Realty have your back. Until then, have an amazing and happy Thanksgiving!

Here are this week’s Just Reduced numbers.

As of November 22, there are 110 detached homes, 50 townhouses and 261 condos for sale throughout Arlington County. In total, 43 homes experienced a price reduction in the past week:

4624 13th Street N.

Address: 6301 23rd Street N.
Neighborhood: East Falls Church
Open: Saturday, November 27 from 1-4 p.m.

The Arlington Group has perfected the pop-top by elevating a classic Arlington rambler to a sparkling new home with 9 foot ceilings on three levels.

With a complete renovation and reconfiguring, the new home offers a holiday perfect kitchen with crisp white cabinets, quartz tops and stainless appliances. It flows into the family room featuring a coffered ceiling and gas fireplace with over-mantel. A full bath adjoins the den enhancing its versatility. The flexible floorplan continues with a traditional dining room that provides space for home work and learning. A mudroom just off the driveway completes this floor.

Andersen windows admit abundant sunlight and provide views of the nearly quarter acre level lot. Upstairs, the primary bedroom offers a walk in closet, private bath with soaking tub, double vanity and linen closet. The second bedroom has an en suite bath while the third and fourth bedrooms share a bathroom. How convenient to have the laundry on this level, too.

In the lower level, the fifth bedroom and bath provide private space for an in-law, au pair or distance learning student. A big rec room has space for media, gym and play. More storage is in the utility room.

The home is conveniently located between Westover Village and the Lee-Harrison Center and is walkable to Tuckahoe Park and the East Falls Church Metro.

Good homes do come on the market at the end of the year — and this is one of them.

Happy Thanksgiving week everybody!

The Eli Residential Group will be donating $1,500 towards three fantastic local food charities based on your votes. We will distribute the donations in proportion to the total votes received for each of the three charities below. Thank you for your participation and have a wonderful start to the holiday season!

Arlington Food Assistance Center
AFAC is rated 86.34/100 on Charity Navigator.

“Our mission is to feed our neighbors in need by providing dignified access to nutritious supplemental groceries. Since 1988, the Arlington Food Assistance Center remains dedicated to its simple but critical mission of obtaining and distributing groceries, directly and free of charge, to people living in Arlington, who cannot afford to purchase enough food to meet their basic needs.”

“While hunger might not seem to be an issue in a wealthy county like Arlington, the high cost of living here combined with the current economic situation causes many families struggle to make ends meet. Supplemental groceries from AFAC mean that families can remain in their homes, workers can stay on the job, children are ready to learn, and mothers and babies have the nutrition they need. We help relieve the food budgets of our clients, thereby allowing them to make other necessary purchases without sacrificing their health and nutrition needs.”

The Lamb Center
The Lamb Center is rated 97.12/100 on Charity Navigator.

“The Lamb Center is a daytime drop-in shelter for poor and individuals experiencing homelessness in Fairfax, Virginia. We provide a variety of services without cost to our guests, including breakfast, lunch, showers, laundry service, Bible studies, housing and job counseling, AA meetings, a nurse practitioner clinic, a dental clinic, and much more. We partner with local groups and organizations who have a passion for serving the homeless.”

SOME (So Others Might Eat)
SOME is rated 94.35/100 on Charity Navigator.

“SOME provides material aid and comfort to our vulnerable neighbors in the District, helping them break the cycle of poverty and homelessness through programs and services that save lives, improve lives, and help transform lives of individuals and families, their communities, and the systems and structures that affect them.”

“The cycle of poverty and homelessness can be broken. SOME’s (So Others Might Eat) comprehensive programs are designed to help our most vulnerable neighbors — people experiencing homelessness and extreme poverty — find pathways out of poverty and achieve long-term stability and success.”

“SOME is an interfaith, community-based service organization that exists to help and support residents of our nation’s capital experiencing homelessness and poverty. SOME offers a variety of services, including affordable housing, counseling, substance use disorder treatment, and job training. In addition, SOME helps meet immediate daily needs by providing food, clothing, and healthcare to those in need.”

What makes Barcroft a special neighborhood in Arlington?

Quietly tucked away near some major Arlington crossroads (Route 50, George Mason and Columbia Pike), Barcroft is a hidden neighborhood convenient for commuters but with a small community feel.

In the heart is the Barcroft Community Center, a historic landmark constructed in 1908 originally as a church and sold to the Barcroft School and Civic League in 1914. The Barcroft School and Civic League website states, “Today it is Arlington’s last remaining one-room schoolhouse — a living tribute to the sleepy, rural place that Arlington once was. Over a century later, it remains the heart of the community — its ownership shared by the members of the BSCL, it is where the neighborhood meets to celebrate, learn, and conduct business.”

Known for being a friendly neighborhood, Barcroft sponsors a number of community events including: “its annual Fourth of July Parade and picnic to a Holiday program with a visit from Santa Claus, meet-the-candidates nights before elections, spaghetti dinners, Easter egg hunts and National Night Out ice cream socials. These events retain the strong spirit of community first developed here over 100 years ago. (source: www.bscl.org).” Most of the homes in this neighborhood were built in the 1930-1970 era with some new home builds recently, including condominiums and apartments.

Also nearby is Columbia Pike, with many shops and restaurants and the newly-built Centro anchored by a Harris Teeter, and Route 50 with many more amenities. On the eastern border of Barcroft is the wonderful Alcova Heights Park — a 13-acre park that includes a playground, baseball field, basketball court and sand volleyball court. On the southwestern border is the beautiful Four Mile Run Park which runs parallel to the Four Mile Run stream and connects to the W&OD Trail.

Interestingly, the name does not derive from its length which is actually 9.4 miles long and takes you all the way to the Shirlington business district.

Connect with neighborhood experts Susan Sarcone and Mitchell Schneider to learn more about Barcroft and other surrounding areas!

Just Listed highlights Arlington properties that just came on the market within the past week. This feature is written and sponsored by Andors Real Estate Group.

Good morning, Arlington, and welcome to Just Listed!

I hope you’re looking ahead to Thanksgiving next week as much as I am. Gathering with family, friends or both over a meal is a wonderful thing and I wish we could do it on the Thanksgiving scale more each year.

There is an amazing part of a Thanksgiving meal that doesn’t show up on the table, or in the hard work that goes into the preparation of the food, or the beautiful decorations. It’s the house that entertains and welcomes the guests. Our homes are so important to our lives daily, and the opportunities to welcome others into them can be very rewarding.

Conversations about home ownership are ongoing for many, but they usually start to ramp up surrounding the holidays. If you have a dream of hosting Thanksgiving dinner or other holiday gatherings in a new, or larger home next year, I would love to chat with you about how my team can help you achieve that goal!

Activity in Arlington real estate continues to chug along, but it’s quite evident we’re closing in on the end of the year. Inventory is declining and days on market are still climbing. I’ll dig into the numbers a bit more below.

This week, there are 425 listed homes available for sale in Arlington, down 26 from last week. There are 98 detached homes for sale, 61 townhomes/semi-detached properties, and 266 condominiums on the market.

As of this week, the average list price of homes currently for sale is $789,322, and the median is $565,000. Average days on market (DOM) is 71, and the median is 43. Homes of all types range in price from $99,900 all the way up to $4,250,000!

This same week last year, there were 566 available homes for sale in Arlington, sellers listed 81 new listings and buyers ratified 65 contracts.

Call the Andors Real Estate Group today at (703) 203-1117 to talk more about buying or selling Arlington real estate. Below are eight new listings that I think you might like to check out.

Black Friday never tasted so good.

The annual Black Friday Buy One, Get One Free sale — BOGO, for short — of gift cards at Arlington sister restaurants Copperwood Tavern and the Pinemoor kicks off on Friday, November 26.

Although the restaurants are open for lunch, dinner and weekend brunch, they are opening their doors on Black Friday at 9 a.m. in anticipation of a flurry of foodies who want to take advantage of this once-a-year meal deal.

You do the math: If you buy a $25 gift card for, say, a loved one, you get another $25 gift card for free to give to someone else — or use it yourself (we would). If you buy a $50 gift card, you get another $50 gift card for free.

And if you buy a $100 gift card, you get a second $100 gift card for FREE. That’s $100 you can use for the purchase of anything in either restaurant.

At Copperwood Tavern, the locally sourced proteins are the draw at this farm-to-table establishment, with an array of meats, seafood and produce provided by local farmers who take pride in their efforts. A bar with 20 fresh Virginia draft beers, 30 small-batch whiskeys, and a vast local wine selection tops off the ambitious menu at this “woodsy retreat” in the heart of Shirlington. Find out more about the gift card sale at their blog.

At the Southern-style Pinemoor, a menu of down-home staples such as fried chicken, pulled pork bbq, fried green tomatoes, and grilled red meat is rounded out with crowd pleasers including oysters Rockefeller, Duck Two Ways (moulard and confit, in case you were wondering), crab stuff flounder, and an assortment of salads and sides. While you are there enjoy the craft cocktails, the expansive wine offerings and the Southern hospitality.

Copperwood Tavern is at 4021 Campbell Avenue; call 703-552-8010; [email protected]. The Pinemoor is at 1101 N. Highland Street; call 571-970-2592; [email protected].

Title insurance is boring, but Allied Title & Escrow is here to decode the jargon and make it (somewhat) more interesting. This biweekly feature will explore the mundane (but very necessary!) world of title insurance while sharing interesting stories of two friends’ entrepreneurial careers.

For this week’s edition of Boring Title, we sit down with Compass real estate agent, Kyle Toomey, to talk about three reasons why you should not wait until the end of the winter market to look at purchasing a home.

Many people think that the spring market is best, but here are some reasons why you should reconsider.

Have questions for Kyle? Make sure to shoot him a call or send him a DM on Instagram!

Have questions related to title insurance? Email Latane and Matt at [email protected]. Want to use Allied Title & Escrow when you buy a home? Tell your agent when you buy a house to write in Allied Title & Escrow as your settlement company!

The New York Times Magazine devoted an entire issue to Losing Earth: A Recent History, Nathaniel Rich’s groundbreaking chronicle which became an instant journalistic phenomenon — the subject of international news coverage and editorials.

Arlington Public Library invites you to join an online conversation between the novelist and essayist and Library Director Diane Kresh.

The event is supported by EcoAction Arlington, a County program which also has been a community partner for Arlington Art Truck projects rooted in issues of sustainability, will share tips and resources during the YouTube premiere.

About the Book

By 1979, we knew nearly everything we understand today about climate change — including how to stop it. Over the next decade, a handful of scientists, politicians and strategists, led by two unlikely heroes, risked their careers in a desperate, escalating campaign to convince the world to act before it was too late. Losing Earth is their story, and ours. In its emphasis on the lives of the people who grappled with the great existential threat of our age, it made vivid the moral dimensions of our shared plight. Now expanded into book form, Losing Earth tells the human story of climate change in even richer, more intimate terms.

About the Author

Nathaniel Rich is the author of Losing Earth: A Recent History (MCD/Farrar, Straus and Giroux, 2019), a finalist for the PEN/E.O. Wilson Literary Science Award, and a winner of awards from the Society of Environmental Journalists and the American Institute of Physics. He is also the author of the novels King Zeno (MCD/FSG, 2018); Odds Against Tomorrow (FSG, 2013); and The Mayor’s Tongue (Riverhead, 2008). Rich’s short fiction has been published by McSweeney’s, Esquire, Vice, the Virginia Quarterly Review, and the American Scholar; he was awarded the 2017 Emily Clark Balch Prize for Fiction and is a two-time finalist for the National Magazine Award for Fiction.

Rich is a writer-at-large for The New York Times Magazine and a regular contributor to The Atlantic, Harper’s, and The New York Review of Books.
