Do You Need A Home Inspection For New Construction? 

If you’re in the process of building or are looking to purchase a new construction home, you may wonder if getting a home inspection is worth the money — especially since the home is brand new, right?!

Well, not so fast. While we would like to hope that a brand new home has been built perfectly, it is important to have a certified third party do a full inspection of the home to ensure everything is operating and built correctly. Some common issues found in new construction inspections include structural defects (foundation cracks & improper grading), window leaks, HVAC issues, plumbing issues and incomplete projects.

If you’re in a situation where you are working with a builder to build a custom home, you could have the opportunity to have three inspections:

Pre-Pour Inspection: Done before the foundation is poured, you can get an inspection completed to make sure the excavation and grading was done correctly. Once that concrete is poured, it’s tough to go back and make changes so this could be an important one to go through.

Pre-Drywall Inspection: This is done before any of the drywall or sheetrock go up inside the home. This allows the inspector to take a look at beams, posts and other structural items that can’t necessarily be looked at once the walls are up. This is also an opportunity to look at electric wiring and plumbing.

Final Inspection: Once the home has been completed, you can get the standard home inspection that most would get for any home they are about to purchase. This is to ensure that the home is safe to live in. If any issues arise during any of these inspections, it is important to talk with your builder as soon as possible.

The slowest two weeks of the year for real estate activity are Thanksgiving week and Christmas week, and this week lived up to those expectations as sellers listed only 34 homes and buyers ratified just 35 contracts. But hey, that’s still really good considering so many people start traveling on Wednesday before Thanksgiving.

The month between Thanksgiving and Christmas is also the slowest month of the year for real estate as most people are preparing for the holidays and traveling. However, there have been many years where the real estate market just booms through the holiday period and starts off the new year charging ahead. There is certainly enough demand for housing in Arlington to see those results if we had enough inventory.

This week’s Pet of the Week is Max, a German shepherd that lives in Crystal City and loves tennis balls.

Here is what Max’s family had to say about his life here in Arlington with his owner:

Max is a happy 2 ½ year-old german shepherd who lives in a pet-friendly apartment complex in Crystal City with his owner, Jordan. Jordan walks Max three times a day around the neighborhood or to the building’s dog park. Sometimes, when Jordan is busy during the day, a helping neighbor, Mimi, takes Max with her own dog Vlad to the building dog park. Vlad and Max have become best friends! Thank you, Mimi. It takes a village.

Max loves to play with tennis balls and he is very good at it.  He jumps high to catch them and never misses!  On weekends or on Jordan’s days off, Max and Jordan can be seen in Arlington’s great dog parks like Glencarlyn, James Hunter, Shirlington or Towers Park.  Occasionally, Jordan and Max will venture to Fairfax’s interconnector trail for a wilder adventure.

At 100 lbs, Max is a force of nature. When he wants to go, he goes!  But at the same time, Max is very loving and very sweet. He loves to cuddle with family and is quick to make new friends. Everyone who meets him instantly loves him.

Winners of Culpepper Garden’s Innovation in Healthy Aging Challenge

Culpepper Garden, a nonprofit, affordable housing community for older adults, is looking for ways to help its residents and other Arlingtonians benefit from technology and innovation.

Earlier this month, Culpepper Garden held its first Innovation in Healthy Aging Challenge. The organization established this program through a grant from Arlington County focused on addressing the “Digital Divide,” which limits low-income residents’ access to and benefits from innovative technologies.

“We were overwhelmed by the number of innovative companies who applied for the Challenge,” stated Linda Kelleher, Executive Director of Culpepper Garden. “The impressive awardees were selected from robotics, telehealth and virtual reality companies from around the country.”

As part of the challenge, startup technology companies were invited to apply and showcase their products and services and their benefits to seniors and those choosing to age in place here in Arlington.

A panel of judges, including Arlington County officials, health care providers, tech company CEOs, technology developers, venture capitalists, academic representatives and Culpepper Garden residents, selected finalists and awardees based on online applications. Finalists then presented their products at a “Pitch Day” style presentation held at Arlington Economic Development.

“Our job as judges was difficult, as we received a number of incredible applications and innovative approaches. We made sure to focus on companies and technologies that would directly impact the health, connectivity, and needs of low-income senior citizens,” explained judge, Peter Kant, Culpepper Garden Board Member and a technology company executive.

The three awardees are:

INF Robotics — RUDY™ is a fully autonomous interactive robot that directly interacts with senior citizens to improve mobility, engagement and health.

Luna Lights — Provides innovative fall prevention and lighting technology helping prevent falls and quickly alert care givers when users need assistance.

Viva Vita — Brings virtual reality experiences to retirement communities for engaging experiences that promote brain health and community fellowship in a convenient and affordable service package.

The three awardees were selected from seven finalists that made it through the initial application evaluations. A homegrown Arlington company, Zansors, whose product allows seniors to easily monitor breathing patterns, was included amongst the finalists.

Awardees will each receive $12,000 in grant funding and will be implementing pilot programs at Culpepper Garden starting in 2020. Culpepper Garden will be evaluating the impact of these pilot programs and reporting to Arlington.

Rosslyn-based Airside Mobile, a travel app developer founded a decade ago by a pair of former TSA employees, is making national headlines thanks to a bit of timely research.

With the busy holiday travel season getting underway, Airside Mobile released a study, using data from Customs and Border Protection, ranking Thanksgiving passenger wait times for international arrivals at the 25 busiest international airports in the U.S.

The study is on-brand for Airside Mobile and its flagship Mobile Passport app, which “speeds you through U.S. Customs and Border Protection at 30+ airports and cruise ports.” Here’s what company said about the study:

It’s well established that Thanksgiving is one of the busiest air travel periods of the year. Each year, there is lots of commentary around the domestic travel volume, but little attention is given to the international travel volume which also experiences a spike around Thanksgiving. Upon arriving to the U.S. from international destinations, all passengers must pass through U.S. Customs and Border Protection’s clearance process. A passenger’s wait time for this clearance process is highly variable and driven by factors including volume of arriving passengers, number of open CBP processing booths, citizenship status, and the use of Global Entry or Mobile Passport Control. Using CBP’s Airport Wait Time tool, we analyzed 12 days of Thanksgiving 2018’s travel window (11/16/18 – 11/27/18) to predict the busiest days and times of Thanksgiving 2019’s travel window (11/22/19 – 12/2/18) at 25 of the highest volume airports.

Phoenix Sky Harbor, San Jose (Calif.), Baltimore-Washington, Charlotte Douglas and Philadelphia international airports ranked No. 1-5 respectively, while Newark, Miami and San Francisco were at the bottom of the list.

Washington Dulles ranked No. 6, with an average wait for U.S. citizens of 4 minutes. No. 3-ranked Baltimore-Washington International (BWI) reported an average wait of 3 minutes.

So far the wait time study has been reported by CNBC (“Flying this Thanksgiving? Here’s how long you’ll wait at immigration and security”) and USA Today (“Thanksgiving travel: Airports with the shortest and longest customs lines”).

“We’re seeing a small trend during the Thanksgiving window, with a lot of folks taking advantage of the long weekend to go abroad,” Patrick Merfert, Airside’s vice president of marketing, is quoted as saying by CNBC. “We wanted to see what it was going to look like when they arrived back home.”

“You tend to see a lot of smaller airports performing quite well, which is partially due to lower traffic, but you also see some larger airports punching above their weight,” Merfert also said, per the financial news network’s article. “Washington Dulles is ranking quite well despite having moderately high traffic.”

Crunching data and producing interesting infographics or rankings, then pitching the results to journalists, is a well-established way for companies to try to earn free media coverage. While many rankings never go beyond a press release, Airside Mobile was able to capitalize on public interest in holiday travel to pick up coverage from major outlets.

It’s not the only PR win for the company. CNBC also reported in August that Mobile Passport “makes clearing US airport immigration and customs a breeze,” following the release of the company’s premium service, dubbed Mobile Passport plus.

1. Parks and outdoor activities

The D.C. metropolitan area is well-known for having plenty of beautiful, easily-accessible parks, and Rosslyn is no exception! One popular park is Theodore Roosevelt Island, which lies in the Potomac, between Arlington and the District of Columbia. Visitors to the Island can approach via a bridge from the Rosslyn side of the river. The most famous feature of Theodore Roosevelt Island is a monument to Theodore Roosevelt, the 26th president of the United States.

In addition to viewing the monument, visitors can observe the wildlife in the island’s wetlands or go canoeing on the Potomac. Finally, Theodore Roosevelt Island is home to miles of trails for walking, running and hiking. Visitors are encouraged to explore these paths at their leisure, or to join a ranger-led safari of the island.

2. Get a bird’s eye view of the iconic D.C. Skyline

Located next to the entrance of the Rosslyn Metro stop, The View of DC is an observatory and event space with breathtaking vistas of the D.C. area. This gorgeous, glass solarium offers a complete 360-degree view of Arlington and the District from the top of Central Place Tower. Touch-screen informational displays sit in front of the massive panes of floor-to-ceiling glass, so that visitors can learn more about the rich history and culture beneath their feet.

There’s more to The View of DC than the titular panoramic spectacle, however. The venue offers a full selection of food and drink for purchase; there are few better ways to view a sunset than overlooking the D.C. skyline with a glass of champagne!

Though The View of DC formerly was open to paying ticket holders, they recently changed their admission model. Now, the observation deck serves primarily as a space for private events, though it is still open to the public on days when it is not reserved.

The View of DC no longer sells for admission — instead, all residents of Arlington have complimentary access to the stunning overlook at the top of the tower. Non-residents can also access the observation deck, but they must be in the company of an Arlington County Resident. If you would like to enjoy the sights offered by The View of DC, please plan to bring government-issued ID that indicates your status as an Arlington resident.

If you’ve been by the shop recently — and I hope you have because otherwise we’re all wasting my time and my boss’ money — you’ve noticed the work being done around Arrowine: The wood paneling going up, the walls being built or rebuilt, and definitely the giant bare section of wall where all of my beer shelves used to be.

I’ve almost gotten used to the space, but we’re coming up on our final push in Arrowine’s great remodeling, so I think it’s a good time to talk about what to expect from the brand-new Beer Department once everything’s in place.

First thing’s first: The biggest new feature of the Beer Department will be that, finally, we’ll have draft beer for crowler and growler fills. Yes, it’s going to be all to-go for now and for the foreseeable future. You may not have a hard time imagining that this is the piece I’m most excited about; I’ve worked beer and wine retail for 16 years and never have been able to access everything available to me because I haven’t had draft lines to play with.

The selections available at the station should, I think, reflect the approach I’ve had to beer buying at Arrowine since I first started on. You’ll find a mix of hot, “gotta have it” beers from all over, along with some hidden gems from all over the world. I’m really hoping to be able to spotlight styles and breweries that may not be what you see everywhere but will work well with what the new Deli Department is going to doing. My importer friends are going to be getting a lot of bothersome texts and emails, is what I’m saying.

The logistics of the new layout will mean a loss in the sheer number of bottles I’ll be able to keep on-hand. My hope is that the rotating features in the draft station will make up for the loss, and of course I’ll continue to find ways to fit ten gallons of beer in the five-gallon space that is our Beer Department. Old habits die hard.

I’d love to be more specific about what I’m going to be running with going forward; it would certainly make answering questions about it easier. The thing is, I’m going into this not expecting any particular thing to happen. The Beer Department here at Arrowine grew as it did the first time because I let my instincts and the response from our clients guide it, and I’m going to do the same this time. We’ll see where it goes.

In the meantime, with my fingers crossed as hard as I can possibly cross them, I’ll hopefully be back up by the end of the first week of December ready to see where this thing takes us, and I look forward to seeing many of you there for the ride.
