We’ve been having a busy few weeks here at Arrowine since we’ve opened back up our doors. We’ve seen (the top half of) so many familiar faces coming through the doors, and the response has been incredible.

Our online ordering system is still up and running, and I want to take a moment to thank everyone who has been using the website to place orders. We will not be making any changes to the online ordering system, so if that’s what you’re comfortable with, please continue to place your order online.

However, I know many of you are visual shoppers. I’ve been hearing it all day for the past few weeks — how great it is to be able to come in and check out all the beers, look at the cheeses (in general, if I get free second in the store, it’s probably spent looking in the cheese case) and browse through the wines. There is just something about seeing all of your options right in front of you that the online shopping experience cannot offer. Most of all the in-store experience allows me to do what I do best — which is monger.

A monger is, depending on your definition, either someone who is a broker or dealer of things or someone who promotes a specific activity, especially one that’s undesirable. That’s your difference between a fishmonger and a warmonger. I hope I get lumped in with the former, but to say Carrie Nation or John Lithgow’s Rev. Moore from “Footloose” being a beermonger is definitely the latter.

Our cheesemongers probably have it a little easier by comparison. (The pure joy on most people’s faces when you tell them you’re employed as a cheesemonger is truly a sight to see and almost makes me miss being back there slinging goudas and brie.) The truth of it is, though, that most of the mongers I know do so much more than that. When we’re not actively helping customers, we are constantly honing our crafts, which means learning everything we can about our products and making sure they are kept in the best condition possible.

With the return of in-store shopping I get to answer all those questions that can be hard to find online like, “Which of these beers have Citra hops in them?” or “Do you have any beers with a fish on the label?” and “What beer goes best with mulligatawny soup?” By the way, the answers are “lots,” “yes,” and “I like a dark lager.” Most of those fall flat in the online space and certainly don’t allow for much in the way of follow-up.

As far as keeping beers in the best condition, you’ll see me rotating products so nothing is sitting around for too long, and one of my favorite new things using the extra space in our keg cooler for cold back-stock storage. This allows for many of the beers that come into the store cold to stay cold until you buy them. This is extremely important for many of the hazy IPAs and sours with fruit purees added that are so popular these days. It also keeps the growing supply of unfiltered lagers that we are able to get our hands on cold at all times.

Good morning, fellow Arlingtonians!

The pace of our market seems to have tapered off a bit — and a few weeks earlier than I had expected. We’ve got plenty of multiple offer scenarios, price escalations and the like, but the feeding frenzy has slowed for two weeks in a row. Remember, as we get closer to the summer, the market traditionally levels out a bit… People take vacations, we’re past the military moving season, and demand and supply get a little bit more “equal.” Don’t take this to mean prices go down, of course, as you can expect the nicest homes to continue to attract multiple bidders and sell promptly any time of the year.

Interest rates are holding steady, just a point below 3.00% or so on average, with many buyers qualifying for about 2.875% on a 30-year fixed rate mortgage. Consensus from most lenders is that this will stay steady throughout the summer.

Sellers listed 110 homes for sale this past week, 19 less than the week before. Buyers ratified 66 contracts, 26 less than last week and just 20 of which were on homes just listed in the past seven days.

This week, there are 543 available properties for sale throughout all of Arlington and across all property types — a big jump of 38 from last week. Additionally, 125 are detached homes.

There are 66 townhomes/semi-detached homes currently for sale, and condominiums make up 352 of the available units in Arlington.

To give you a brief comparison of what our numbers looked like last year, for the same week, sellers listed 62 homes and buyers ratified 56 contracts. There were also only 256 available properties for sale this week last year.

The average list price for currently available properties is $767,316 and the median is $569,950. Currently available properties in Arlington have an average of 57 days on market (DOM) and a median of just 28.

Arlington’s real estate market has been hot this year, and the trend continued in May. Throughout the month, we highlighted dozens of recently sold properties in the area.

Taking a look back, there were 706 homes listed for sale (up from last month), including 234 new listings in the past four weeks, according to Homesnap. There were 312 sales, and the median sales price was $725,000, also up from last month.

Mark Wenner of The Nighthawks says, “Robbin is a whirlwind of soulful excitement backed by one of the tightest trios in the trade.”
  • 2:30 p.m. — Cheick Hamala Diabate
    A D.C. staple when it comes to local authentic African musicians, Cheick brings his traditional West African plucked lute to the stage to please audiences that have included world leaders and the U.S. Congress. He also plays a mean banjo and guitar and has recorded and toured with American folk musicians, including banjo player Bob Carlin, a partnership that led to a Grammy nomination for Best Traditional World Music Album.

Arlington’s latest Pet of the Week is Elima, a 19-year-old Citron-Crested Cockatoo. She makes the perfect companion — and alarm clock.

Here’s what Elima’s human had to say about her:

This is Elima, my 19-year-old Citron-Crested Cockatoo. We moved to Arlington with my other parrot Topper (also a Citron-Crested Cockatoo) and my cat CD, who passed last April at the ripe old age of 17.

She has been my daily companion (and alarm clock) for the past 12 years. Parrots make great alarm clocks as there is no snooze feature, and they will not stop calling until you make an appearance, so there is no more sleeping in on weekends.

Elima, like most parrots, firmly asserts that she has to be the center of all activity, and any time not spent paying attention to her is time wasted. With her human working from home, she insists that she must participate in all Zoom meetings and offer up her opinion on all topics.

Elima can talk, but like most cockatoos, she doesn’t have a large vocabulary, though she can still get her point across. When she wants you to pick her up, she says, “Hop up?” and holds up a foot. She has about 100 ways to say “Hello” or “Hi” and even says “Bye Bye!” when her human is leaving (or she thinks he is). She can also say, “I am the whisper bird…” in a scratchy whispery voice her human calls her “evil whisper bird voice.”

What are folks wanting in their homes here in mid-2021?

The National Association of Home Builders just released the 2021 edition of its “What Home Buyers Really Want” report. Ranking in the top five of its most wanted list are: A laundry room, exterior lighting, ceiling fan, Energy Star-rated windows and a patio. Of course these are national statistics and what buyers may want here in Arlington County and the broader D.C. area may be slightly different and can certainly vary on a case-by-case basis.
