Your old, jaded Beermonger here was all set to pen an ode to the simple yet complex joys of the humble lager and its recent return to respectability within the craft beer culture at large. We’re talkin’ beers driven by high-quality ingredients and centuries-developed techniques, not by hops that form their own sentient amorphous T-2000-esque ooze or the effects of non-nutritive cereal varnish on head retention.

Instead, within the past week, we saw one of the most long-awaited brewery launches (technically a re-launch but it’s been a LONG time) from 3 Floyds out of Munster, Indiana. You might know them for their bright comic book inspired artwork, their frequent collaborations with heavy metal bands, their annual Dark Lord Day festival or, if you’re the type of beer drinker who frequented RateBeer or Beer Advocate in the late aughts, then you know them as The Best Brewery In The World.

That last bit was where I first really was introduced to the brewery. Dark Lord used to sit atop pretty much any list of Best Beers in the World that was floating around at the time. I was convinced, in my mind, that the praise was based highly on the fact that you couldn’t actually get the beer. (The more things change the more they stay the same.) Dark Lord may not have invented the “beer you can only get for one day a year,” but it sure took the beer release to a new level. It was a beer geek party that included bottle shares that were seemingly the stuff of legends.

At the time, the full lineup was very much the same way. They distributed to a very small number of states. (At one time, that distribution reached the East Coast but as demand went up, they pulled back to a very small handful of states.) For years I would visit my in-laws in Chicago and carry an extra suitcase on the way out in order to bring back plenty of Zombie Dust. The beers they produced were very in vogue for the time of Extreme Beer, high ABV, high IBUs, aggressive names and labels — worlds apart from the soft, pillowy hazy IPAs, triple fruit smoothie sours and every type of candy bar in the grocery store checkout aisle pastry stout that rule today.

I was so impressed by Alpha King the first time I had it because, in my mind, it sat perfectly in the space between two of my other favorite beers at the time, Sierra Nevada Pale Ale and Dogfish Head 60 Minute. To see that beer being one of the hottest items on the shelf in 2021 tops my list of unexpected events of the year so far. Let that sink in for a moment. Here, in this calendar year, it’s people losing their minds for bitter IPAs you can see through that has caught me the most off-guard.

Here at Arrowine we got in our first shipment of 3 Floyds last week, and it sold out before I could even send a newsletter out. Luckily we got another shipment this afternoon, so it looks like the Midwest Masters of Hops are going to be here to stay.

Just Listed highlights Arlington properties that just came on the market within the past week. This feature is written and sponsored by Andors Real Estate Group.

Good morning, Arlington, and happy spring!

In the past week, the price escalations have crept up to new highs, and the buyers who aren’t ratifying contracts are sincerely disheartened. It’s hard to determine exactly how many homes are ending up with multiple offers, but it’s well over 50% of the homes that sell within their first week in the market.

The Andors Real Estate Group debuted two properties in the past week that have each escalated 10% above listing price as a result of multiple offers. In the first case, that translated to over $100,000 more than the seller was asking for and, in the second, over $80,000!

Sellers put 122 homes on the market this past week, another huge uptick from the 98 homes last week and 75 homes listed the week prior. Buyers ratified 80 contracts this week, and more than half (44) of those were on homes just listed within the past seven days.

This week, there are 420 available properties for sale, an increase of 42 from the week prior.

Single-family inventory jumped from 72 to 88 available properties, while there are 41 townhome/semi-detached homes to choose from. Condos continue to make up the lion’s share of available options in Arlington with 291 to choose from as of today.

A quick comparison to last year, for the same week, sellers listed 93 homes and buyers ratified 68 contracts. There were also only 182 available properties for sale — 238 less than we have today!

The average list price for currently available properties is $753,491 and the median is $508,500.

Currently available properties in Arlington have an average of 64 days on market (DOM) and a median of just 29!

Just Listed — 5820 5th Street S.

Address: 1128 N. Kentucky Street
Neighborhood: Westover
Listed: $950,000
Open: Sunday, March 14, 1-4 p.m.

Expanded and renovated in 2004, this classic Westover colonial provides space for everyone and everything. The main level living room has a cozy reading nook and an area for quiet conversation. The traditional dining room can double as a place for work-from-home and homework from school. The big open kitchen has ample cabinets and counter space along with a planning desk to keep everyone organized through a day of schooling and Zooming. Just off the kitchen is a family room that flows into the screened porch for gatherings nearly year round. French doors separate a private den, ideal for Zoom calls, a second office space or play room. A powder room completes this level.

Upstairs, the primary bedroom includes a private bathroom with double vanity, separate shower and soaking tub to relax at the end of a busy day at home. Built-in drawers and shelves in the primary closet keep yoga pants and pajamas nicely organized. Three more bedrooms upstairs are served by an updated bathroom and, most conveniently, the washer and dryer are upstairs.

The basement rec room is a quiet spot for play, exercise, or music classes and jamming. Additional storage is on this level along with a utility area and sink. A deep driveway leads to the large, level rear yard for gardening and playing. Two large sheds give storage for bikes, gardening and sports equipment.

This home is just blocks to Westover Village’s retro shops, carry-out friendly restaurants, library, post office, beer garden and Sunday’s farmer’s market. Three parks are a stroller push away.

A fresh, neutral home in move-in condition.

According to the 2021 U.S. News & World Report’s Best Online Programs rankings, Virginia Tech’s 100% online Master’s in Information Technology is the nation’s fourth best and is ranked No. 1 for veterans.

The VT-MIT program, a joint venture offered through the College of Engineering and the Pamplin College of Business, maintains a top five ranking for the eighth consecutive year. The top placement attests to the program’s enduring commitment to supplying professionals in the field of information technology with the interdisciplinary and emerging skills they need to succeed in a rapidly changing world.

“The VT-MIT program appeals to individuals interested in the intersection of the more technical information technology capabilities and the people skills needed to manage today’s complex workplace,” said Parviz Ghandforoush, the program’s executive director and an associate dean for graduate programs.

The program combines a variety of disciplines within the College of Engineering and the Pamplin College of Business, including computer science, electrical and computer engineering, accounting and information systems, business information technology, and management.

“The VT-MIT program’s top rankings and the appreciative testimonials of our students and graduates underscore the superior quality of our program and its critical relevance for anyone seeking to move ahead professionally,” said Pamplin College of Business Dean Robert Sumichrast. “In today’s innovation-centered workplace, business knowledge and technology expertise have become critical dual strengths for career advancement.”

This year, U.S. News & World Report also ranked the master of information technology program as the No. 1 Best Online Master’s in Information Technology Program for Veterans.

“For veterans looking to enter the corporate job market, the VT-MIT program offers courses and certificates to mitigate the shortage of professionals in such IT fields as cybersecurity, data analytics, big data, health information technology and software development,” Ghandforoush said.

According to U.S. News & World Report methodology, veterans and active-duty service members gain the most from distance education that is affordable, accessible and reputable. The 2021 Best Online Programs for Veterans rankings measure these factors in consideration of financial benefits available specifically to people with military experience.

COVID-19 has not only altered the economy and how we work and recreate, but it has also has upended the typical school experience for a generation of young people. As part of Arts in the Schools Month, Arlington Public Schools in partnership with Arlington Arts presents Collaboration During Isolation, allowing theatre students to express their dreams and hopes for the future as well as gain new skills with the latest video projection technology.

How do young people process the realities of a pandemic? How does a teen awaken to new perspectives and viewpoints? Exploring such questions through their creations, the students will display videos on an 8-by-14-foot screen built in the shape of a head and speech bubble.

Watch a sample video illustrating how the video mapping will look in-action:

The pop-up screen will be set up each evening at each of the four Arlington high schools during March 2021: Yorktown (March 16), Wakefield (March 18), H-B Woodlawn (March 23) and Washington Liberty (March 25). The videos will also be broadcast live on the nights of each event through Arlington Arts YouTube and Facebook accounts with #projectingtogether!

The project is a collaboration between Arlington Public Schools and Arlington Cultural Affairs and is made possible by a grant from Wolf Trap Foundation’s Grants for High School Performing Art Teachers. The students worked with Andres Luque, Arlington Arts Facilities Manager, Jared Davis, Arlington Arts Scene Shop Manager and Patrick Lord, projection and video designer. The theater instructors are Carol Cadby (Yorktown), Chris Gillespie (Wakefield), Hope Lambert (H-B Woodlawn) and Danny Issa (Washington-Liberty).

Celebrate the creativity and resilience of Arlington’s young people and watch the livestreams listed in the schedule below on the Arlington Arts Facebook page.

Schedule of the installation:

Tuesday, March 16 — Yorktown, 5200 Yorktown Blvd, Arlington VA 22207

Thursday, March 18 — Wakefield H.S., 1325 S. Dinwiddie Street, Arlington VA 22206

Tuesday, March 23 — H-B Woodlawn, 1601 Wilson Blvd, Arlington 22209

Thursday, March 25 — Washington Liberty, 1301 North Stafford Street, Arlington 22201

Meet Arlington’s latest Pet of the Week, Westley, a friendly 8-year-old mix who loves food and backyard zooms.

Here’s what Westley’s family had to say about his life in Arlington:

Westley is an 8-year-old mix who loves life as long as food is involved. He has never met a human he does not want to say hi to and feels equally about dogs. If someone came to his parents’ house to rob the place, he would greet them rather than be a guard dog. He really wants to catch a squirrel or bunny one of these days, but despite his large nose, he is not a hunting dog.

Westley was rescued in 2017 at the age of 5, but according to his parents, to this day he still acts like a puppy, so they think he might be lying. After a few weeks of concern by his parents, Westley did learn his new name and how to sit followed by a few other tricks. He loves to perform his tricks (sit, down, stay, roll-over and twirl) every evening if he’s not able to do his backyard zooms. Last year, a fox and some kits moved underneath the shed, which curtailed his backyard zooms for a few months. He still has dreams that they will return to play one day.

Westley has been a great foster brother to over 30 rescues pups. He has shown them the ropes and helped more than few come out their shells. Recently, he has become a big brother, which has made him request more cuddles from his parents. He does allow his 6-month-old human brother to grab his fur by the handful in return for wet kisses all over. He is looking forward to the near future when he will be chased around the house by a drooling furless brother. Until then he will sleep on as many pillows at once as possible.

We’re moving right along through 2021 with a major sense of hope.

Of course, we are very much still in the heart of a pandemic, and everyone should be taking the appropriate precautionary measures. But, there is also no denying that there are much brighter days just over the horizon.

Pre-pandemic, Arlington County boasted one of the strongest real estate markets in the country, anchored by low unemployment, high-paying salaries and economic drivers like Amazon’s forthcoming HQ2. While we may find ourselves within different times, these core components — and so much more — still remain.

As we make our way through COVID-19 and all of the wreaked havoc, as Arlingtonians, we should feel hopeful about what’s ahead, particularly when it comes to our historically in-demand housing landscape. When you’re ready to chat about your unique scenario and what may be ahead, the time-tested team at Arlington Realty, Inc. is here for you.

And now on to this week’s Just Reduced figures…

As of March 8, there are 114 detached homes, 39 townhouses and 298 condos for sale throughout Arlington County. In total, 38 homes experienced a price reduction in the past week:
