Sellers put 75 homes on the market this past week, a bit of a pullback from the 91 homes last week. Buyers ratified 61 contracts this week, and 28 of those were on homes just listed within the past seven days.

This week, there are 363 available properties for sale, a decline of two from the week prior. There are just 67 single-family homes to choose from and only 28 townhouses/ semi-detached. Condos continue to make up a large majority of available inventory, with 268 available condominiums for sale.

This same week in 2020, sellers listed 67 homes and buyers ratified 53 contracts.

The average list price for currently available properties is $721,808, and the median is $495,000.

This past week, 55 properties were reported sold across Arlington, including four homes in the $1.6 million range.

As of of Feb. 21, there were 502 homes listed for sale in Arlington, according to Homesnap. This includes 363 condos, 113 detached homes and 26 townhomes.

“The median list price is $515,000 and the median sales price is $609,499,” Homesnap reports. “There have been 161 new listings in the last 4 weeks and 224 sales.”

While Columbia Pike Laundry has been a staple of Columbia Pike since 1993, we wanted to highlight how the owners, Daniel and Dara Logan, are leveraging technology in their small business to better serve their customers and reach additional markets within the region.

The Problem

Being busy professionals and balancing work and family schedules themselves, the Logans understood the chore of laundry and could empathize with customers who have similar schedule demands. When they purchased the firm in June 2018, they wanted to continue providing self-service laundry while offering additional convenience for customers, who, like them, felt as though they had too few hours in a day.

“We wanted to provide convenience to our customers, similarly to how many of them order a ride or food through an app,” Daniel says.

Furthermore, many of their competitors were already tech-enabled, making it even more imperative to adapt.

The Solution

Initially, Columbia Pike Laundry launched wash and fold laundry service as part of its service mix and started going after business accounts. Then in November 2018, the Logans established their laundromat online (www.columbiapikelaundry.com), allowing customers the ability to schedule a pickup for wash and fold service, complete their purchase, and have it delivered within the website or app. After the initial launch online, they began to acquire additional customers through their platform.

Toward the end of 2019, they updated their website and app, making it easier for customers to navigate. “I’m a lifelong digital learner,” Daniel says. “We’re constantly making improvements to make it easier for our customers to access our services, and we still offer clients the ability to call and schedule a pickup.”

Then in March 2020, the world changed, and as with many small businesses, Columbia Pike Laundry was not immune to the abrupt shift caused by the pandemic.

“Our self-service segment saw a dip as a result of the pandemic, and while it has since rebounded, our self-service segment has mostly plateaued,” Daniel says.

However, because Columbia Pike Laundry took the necessary steps to enable technology in their business, the investment helped them reach new customers and made them more resilient and ready to adapt to the changing times.

“Now where we see consistent growth is not only with our B2C customer base but also with the B2B segment, which we can directly attribute to our website and app,” Daniel says.

Meet Arlington’s latest Pet of the Week, Wally, a golden retriever whose tongue is almost as long as his tail.

Here’s what Wally had to say about his life here in Arlington.

Hi, I’m Wally, a 6-year-young golden retriever who is often mistaken for a puppy! I am best friends with my 3.5-year-old human brother. I’m often compared to Ed the hyena from “The Lion King” because my tongue is almost as long as my tail, and I am good at providing comic relief. Haven’t we all run into a glass door or got stuck under the couch? Just me? OK.

I am really helpful with vacuuming up food on the floor, but I shed everywhere, so I think this is a pretty even trade if you ask me. I’m a great WFH co-worker because I sleep and/or space out for about 22 hours per day. I love a well-made Puppuccino with extra shots of whipped cream.

Lastly, I want to give a BIG bark to all the healthcare and frontline workers who are helping to vaccinate all my human friends so I can have playdates again soon!

Answer: Thank you to the ARLnow reader who brought Virginia House Bill 1842 to my attention because it’s likely to be a game-changing law. This bill will allow condo boards to more easily ban smoking inside units and on balconies — not just in common areas. As of Feb. 17, 2021, the bill passed the Virginia House and Senate and, per my conversation with staff of the bill’s sponsor, Delegate Mark Keam, it’s now on its way to the Governor’s desk to become Virginia law as of July 1, 2021.

This is incredible news for many condo owners and residents who have suffered from the health and environmental hazards of a neighbor who smokes inside their unit or on their balcony. Over the years, I’ve written more about condo smoking bans than any other non-market topic because of how much interest and positive feedback I receive on the topic — so much that I hosted a panel discussion about it in 2019.

A full summary of the bill is shared below, but the key text from the bill includes, “…the executive board of a condominium unit owners’ association to establish reasonable rules that restrict smoking in the condominium, including rules that prohibit smoking in the common elements and within units…”

Under current laws, a smoking ban within units can only be done by way of a formal bylaw amendment, which can be overly burdensome for most communities and take years to see through. The only “easy” smoking ban allowed by law was a ban in general common areas. Even limited common areas (e.g. balconies) require a bylaw change under the current laws.

I am no legal expert, and I’m sure the language in the bill can be interpreted a number of different ways, but this bill seems to give condo boards/owners a very good chance of banning smoking within units. I’d love to hear from any readers who have the legal background to interpret just how likely or unlikely the language in this bill is to allow complete smoking bans.

The biggest question a homeowner faces when taking on a $15K+ bathroom renovation is, “Will I be happy with my new bathroom?”

The answer will be based primarily on the bathroom’s design. Finding a reputable contractor who can do the work takes effort — but it is doable. The real challenge of creating a beautiful space is aligning design concepts with personal taste. Enter a professional designer.
