When we profiled Ed Snope’s Atlas Home Inspection company last year, we spoke with busy, all-business Realtors who count on Snope’s all-important reports to be thorough, accurate and on time in order to process Arlington real estate transactions.

Not only did he exceed his reputation for experience and knowledge of how a house is put together, the Realtors also praised his ability to communicate clearly exactly what the buyers and sellers were dealing with.

So we asked Snope to share with us some of his 30 years of experience in home and landscape construction and his four years as the sole proprietor of the bustling Atlas Home Inspection. We wondered what were 10 common findings in Arlington dwellings that he could share with us, explain why they are concerns and offer advice for improvement.

His answers may surprise you.

Outside

1. Mushroom-capped carriage bolts are popular as fasteners in deck construction as they are long enough to penetrate 4×4 footers and easy to use. However, holding up thousands of pounds of people and furniture on a deck is not what they should be used for. “Carriage bolts were developed to secure metal plates to wood beams,” he says. “The heads do not accept a washer. Lag bolts with washers, timber bolts and specialty fasteners and prefabricated metal connectors are available.”

2. Those flexible drainpipes taking water away from your house have ripples to increase flexibility. “But each one of those corrugations can hold enough water to breed tiger mosquitos,” Snope says. “And they tend to curl up at the end–creating a negative slope and holding water.” Smooth-walled pipe is not much more expensive but may require “a bit more labor to install.”

3. Mulch is often contaminated before it reaches the home. It can hide poor grading underneath, leading to water problems with the dwelling. “Mulch volcanoes” at the base of trees can damage plants if the mulch is excessive, and if you haven’t been hauling away the old stuff when topping off, you probably have too much. “It can cause bark rot and other moisture-related diseases,” he says.

4. That English ivy took a while to climb the side of the house, and it sure makes those Maywood bungalows look pleasingly vintage. But. “This is an invasive species,” warns Snope. “It offers little ecological value and is difficult to eradicate. It strangles native plants and trees, retains moisture (not good), harbors pests and mosquitoes and requires diligent maintenance.” It also damages siding and trim. Better choices are periwinkle or pachysandra.

5. When your neighborhood in invariably described as “leafy,” as most Arlington communities are, gutter covers sound like a reasonable solution to keeping leaves and sticks from clogging exterior drainage. Think again. “They are not maintenance-free and they typically increase roof runoff, especially on medium- to steep-pitched roofs,” Snope says. That increases the moisture around the house, leaving basements vulnerable. And debris still builds up under those gutter guards. Keep an eye on them, or upgrade to a far more expensive brand $25 a foot — that works slightly better.

6. If the dryer is in the basement what is dryer lint doing collecting on light switches two floors up? “Leaky ducts release lint into the home, often pulled into the HVAC system. Dryer lint can build up inside the clothes dryer, in the exhaust duct, in the exhaust vent or inside the building,” says Snope. “Flexible foil duct is easily compressed and tends to trap lint.” And this is bad why? “Lint buildup increases drying time, uses extra electricity, can damage equipment, and can become a fire hazard.”

In an unprecedented collaboration, 13 real estate firms and RGS Title have joined forces to provide winter essentials for those in need throughout the Arlington community.

The firms are working together as Arlington Realtors Care (ARC) to collect from the public donated food and clothing items. Items are being delivered to the Arlington Food Assistance Center and A-SPAN. The drive is meant to bring aid to those most in need.

ARC logoARC’s goal is to donate over 2,500 pounds of food to AFAC and several hundred clothing items and blankets to A-SPAN.

Saturday, Dec. 17 is the second community-wide drop off date for members of the public interested in donating outerwear, blankets and food items in support of the drive. For those interested in contributing, the drop-off point is at RGS Title located at 4600 Lee Highway, Suite 110, in Arlington. Collection hours are 10 a.m. through 2 p.m.

A-SPAN’s current needs are coats, winter-wear (gloves, scarfs, beanies, long-johns) and blankets. Items should be new, cleaned or recently laundered.

Food donations are being delivered to The Arlington Food Assistance Center (AFAC), a community-based nonprofit that provides supplemental groceries to Arlington residents. AFAC accepts most unopened, unexpired, and unprepared foods, including perishable items. The organization is most in need of low sodium tomato products (diced, paste, & sauce), low sodium canned tuna, low sodium canned soups, low sodium canned beans, low sugar cereal and cooking oil.

The food and clothing drive started on Nov. 1 and continues through Dec. 31.

Pulitzer Prize-winning author Jhumpa Lahiri — a first-generation immigrant to the United States who moved to Italy in her forties — has experienced firsthand the emotional and physical challenges that come with immigrating to a new country. Those are the experiences Lahiri draws on in her books, which force readers to consider the surprising and complex trials faced by immigrants and their families.

On Monday, December 5, Jhumpa Lahiri will join economist Tyler Cowen at George Mason University’s Arlington campus for a wide-ranging conversation as part of the Mercatus Center’s Conversations with Tyler series. Admission is free and the conversation will be open to the public.

Tyler CowenLahiri’s distinct talent and unique point of view make her a natural fit for Conversations with Tyler, a discussion series that engages today’s top thinkers in one-on-one conversations with economist Tyler Cowen. Past guests include tech entrepreneur Peter Thiel, renowned academic Camille Paglia, and “super forecaster” Nate Silver.

Of Lahiri, Tyler Cowen says, “Her books have delighted millions, drawing together history, romance, philosophy, global interconnections, and most of all the drama of human life.”

Lahiri’s work also explores the tension many immigrants feel between the cultural values of their homeland and those of their adopted home. In a piece for the New Yorker, she wrote of feeling a “continuous sense of estrangement” from both her native country of India and America–the country where she was raised.

This sense of “exile” drove her to adopt another language entirely. Instead of attempting to embrace the American culture and language that felt as foreign as her native Indian, Lahiri moved to Italy and learned to speak and write in Italian. She embraced an entirely different culture and language and continues to be a successful author in Italian.

Lahiri’s most recent work, In Other Words (2016), an autobiography written in both English and Italian, explores the often emotionally fraught links between identity and language. Once again drawing upon personal experiences, Lahiri continues to strike a chord with readers.

Lahiri won the Pulitzer Prize for fiction for her first published work “Interpreter of Maladies” (1999). She also received the PEN/Hemingway Award for best fiction debut of the year and an O. Henry Prize. In 2015, the National Endowment for the Humanities at the White House granted Lahiri the prestigious National Humanities Medal. She is currently a professor of creative writing at Princeton University in the Lewis Center for the Art’s Program in Creative Writing.
