George Mason University has ceremonially broke ground on the quarter of a billion dollar expansion of its Arlington campus.

At an event held yesterday (Wednesday), ceremonial shovels picked up ceremonial dirt to mark the beginning of construction of Fuse at Mason Square, a new $235 million building in Virginia Square that will house the university’s new School of Computing.

In fact, work had actually already begun a few months earlier on the 345,000 square foot facility. It’s the main piece of the quarter-billion-dollar expansion of the Arlington campus, which was recently renamed “Mason Square.”

The groundbreaking, which was one of this week’s events celebrating the university’s 50th anniversary, was marked by a litany of speeches, food, and shoveling of dirt.

In attendance were a number of Arlington officials including Board Chair Katie Cristol, County Manager Mark Schwartz, Arlington School Board Chair Barbara Kanninen, Del. Elizabeth Bennett-Parker, and Arlington NAACP President Julius “J.D.” Spain, Sr.

Cristol spoke of her pride that this state-of-the-art facility will have a home in Arlington.

“The vision of Fuse [reminds] me of a term I learned in a laboratory in St. Louis — serendipitous collisions. What an evocative image of the kind of partnerships and encounters that are going to happen here at Fuse at Mason Square,” she said. “Between cutting edge facilities, labs with futuristic devices, and human talent of educators and entrepreneurs as well as this rising generation of creators. The serendipitous collisions that occur on this campus are going to shape our community in ways that we can only imagine today.”

Back in the early 1970s, the late Arlington developer John “Til” Hazel acquired the Virginia Square property that included the former Kann’s Department Store in order to house for GMU’s new law school. The property eventually became a larger graduate school campus, and the former Kann’s building is being replaced with the new computing school.

Hazel died last month at the age of 91. His son James revealed at the ceremony that his dad grew up “not a few blocks away, not down the street. It was right there at [N.] Kenmore [Street] and Wilson Blvd.”

Hazel shared other memories of spending time in this neighborhood before GMU moved in.

“If my mom wanted to take us to get new clothes for school, we came to our grandparents. We parked the car, we came over to Kann’s, got the clothes, and saw the monkey display,” he said, to some laughter. “But best of all, we got pizza from Mario’s Pizza.”

The ceremony was also supposed to include an announcement of a “landmark tenant” at the new building, but that didn’t happen, with GMU officials telling ARLnow that the announcement was delayed.

The $235 million building will house faculty from the Institute for Digital InnovAtion as well as the university’s new School of Computing. Also being planned is an atrium, a 750-seat theater, a public plaza, and a below-grade parking garage.

About 60% of the available space will be occupied by the university, with the remaining 40% aiming to be leased out to tenants and private companies.

Fuse at Mason Square is expected to be completed in the summer of 2025.

The Arlington School Board is set to consider a $1.6 million contract for safety upgrades to the entrance of Gunston Middle School.

At its meeting on Thursday, Board members will also consider approving a preliminary budget of $2.7 million for three other entrance projects.

In 2020, Arlington voters gave the thumbs up to safety renovations for five schools: Gunston, Thomas Jefferson and Williamsburg middle schools, Taylor Elementary School and Wakefield High School.

Construction at Gunston would start in June and be completed in mid-August before school starts on Aug. 29.

Work includes moving the main school entrance and office closer to S. Lang Street, which will require two science rooms to be relocated. The entrance will feature a vestibule where visitors will check in with office staff.

The project scope has also expanded to remediate structural issues related to how the building has settled into the ground over time. APS is budgeting $2.5 million, including contingencies, for the Gunston project and any unspent funds will be used for other capital projects.

This summer, APS will also be making upgrades to Wakefield’s entrance. This project will not have to go out to bid and the school system can move forward without School Board approval.

Design and Construction Director Jeffrey Chambers says the Taylor and Williamsburg projects, meanwhile, have fallen behind. Design work is currently just over halfway complete and staff aim to find a contractor this fall and start work next summer.

“We’re very concerned putting those out to bid or getting pricing or trying to get them constructed this summer because… both from references from our consultants and our experience with regard to projects we’ve recently finished, there are some serious issues still in the supply chain,” he told the School Board last month. “We don’t want to start projects, especially with administrative offices, and not be able to finish them.”

APS staff are recommending that work at Jefferson be deferred until APS is ready to make substantial renovations to the school.

“It was going to require a lot more renovations to that building than what we had budgeted for,” he said. “We felt it was better to defer that to a future, larger project.”

The public schools system is staggering these projects, all part of the adopted FY 2021 Capital Improvement Plan, because “rapid construction price escalation and supply chain delays [have] impacted the anticipated construction cost and completion,” according to the presentation.

APS has made security upgrades to more than half of its school buildings and aims to complete this work “within the next few years,” Chambers said.


Construction is slated to begin this month on two apartment buildings on top of Potomac Yard Land Bay C  East, one of the area’s last large, undeveloped parcels.

The residential redevelopment, dubbed The Hazel & Azure at National Landing, is located along Potomac Avenue and Crystal Drive between 29th Street S. and 33rd Street S., between Potomac Yard and Crystal City.

The developer, ZOM Living, announced the step forward — and its acquisition of $152 million in construction financing — yesterday (Thursday).

Hazel & Azure is comprised of two towers, 15 and 11 stories tall, separated by a pedestrian pathway. The 491-unit development will also have 6,800 square feet of ground-floor retail space for restaurants and “service-oriented retailers,” according to a press release.

Construction is expected to wrap up in late 2024, says the developer, which built The Beacon Clarendon on N. Irving Street and 19Nineteen in Courthouse.

The original site plan for Potomac Yard Landbay C, divided into east and west parcels, was approved in 2007 and included four office buildings, 41,000 square feet of retail space and a half-acre for a park.

The parcels sat undeveloped for years before ZOM Living submitted its proposal to convert Landbay C East into a residential redevelopment. The western half is still slated for offices.

When complete, the complex will have several amenities for residents, including a rooftop pool, a spin and yoga room, co-working spaces, a self-serve market and an indoor green space for dogs. The lobby will have a café called Verza Coffee and Cocktails, serving coffee and food during the day and cocktails at night.

The mixed-use development is less than a mile south of Amazon’s HQ2, which recently reached a new milestone, and north of the Virginia Tech Innovation Campus and Potomac Yard Metro station, both of which are currently under construction.

“We are excited to commence construction on Hazel & Azure at National Landing, a development that will meet the rising demand for high-quality rental apartments in one of DC Metro’s most sought-after neighborhoods,” said Andrew Cretal, Senior Vice President for ZOM Living’s Mid-Atlantic Region, in a statement.

“With the area’s rapidly expanding employment base and vast retail offerings, the delivery of ZOM’s luxury apartment community will further bolster the premier live-work-play district of National Landing,” he added.

Now, with the exception of Potomac Yard Landbay C West, Arlington’s side of Potomac Yard is mostly built up. In the last three years, two apartment complexes came online: The Sur (3400 Potomac Avenue) on Landbay D East and The Clark (3400 S. Clark Street) on Landbay D West.

Another long-delayed redevelopment project, currently a parking lot, sits a few blocks north of the project at 2661 S. Clark Street. Arlington County is giving property owner Gould Property Co. until Dec. 31, 2025 to get started on an apartment project — otherwise, the county proposes turning the lot into an interim plaza.

A portion of Columbia Pike near Pentagon City is set to be closed and re-routed to side streets early next year due to work to expand Arlington National Cemetery.

The work, which will add 60,000 burial sites and space for the 9/11 Pentagon Memorial Visitor Education Center, will also involve moving Columbia Pike closer to I-395, so that gravesites can be placed where it currently curves around the Air Force Memorial.

Grading work along the new planned path of the Pike has already started, as have some occasional lane closures.

“Crews have implemented various, intermittent lane closures on the project to begin work,” Amber Vincent, Public Affairs Specialist at Arlington National Cemetery, told ARLnow. “In the next six months, longterm lanes closures/shifts will be implemented to access work areas within the project.”

Lane closures are planned on Southgate Road, which runs alongside the Pike next to the current cemetery border, the spokeswoman said. That will be followed by the construction of a new road connecting the Pike and Southgate, west of the Air Force Memorial, and then the closure of the Pike itself.

“Long term lane closures are roughly 1-2 months out and will take place on Southgate Road and Joyce Street in order to begin preparations for what will ultimately be a full closure of Columbia Pike,” said Vincent. “While these closures are in place, a new roadway (South Nash Street) will be constructed between Columbia Pike and Southgate Road one block east of Oak Street.”

“We anticipate South Nash Street to be complete and open late 2022 or early 2023,” she continued. “At that time, Columbia Pike will be closed and traffic will utilize the newly constructed South Nash Street and Southgate Road to bypass the closed section of Columbia Pike to Joyce Street.”

Known as the Arlington National Cemetery Defense Access Roads (DAR) Project, the work is being funded by the federal government and managed by the Federal Highway Administration (FHWA) as is part of the 70-acre southern expansion of the cemetery.

The detours will maintain pedestrian access, we’re told, while the project will add a new sidewalk and a shared-use trail, add street lighting, and put utility lines underground.

“Access to existing facilities, as well as pedestrian and vehicle will be maintained throughout construction,” Vincent said. “Arlington National Cemetery and our partners… recognize that pedestrian infrastructure is important to those living in the D.C.-Maryland-Northern Virginia area and we have made appropriate plans to incorporate adequate pedestrian access to and around the Southern Expansion area.”

In the fall, parking was permanently prohibited on Southgate Road between S. Oak Street and Columbia Pike. After its use as a detour, that portion of Southgate Road will eventually become part of the cemetery.

Officials are still eyeing a late 2025 opening for the new burial ground, Vincent said.

Construction has started on major renovations to the Crystal City Water Park, JBG Smith announced Monday.

JBG Smith will update the existing, 1.6-acre park at 1601 Crystal Drive with new restaurant kiosks and seating areas, a full-service restaurant, new water features — including a “water wall” with a bar perched on top — and a stage.

The Arlington County Board approved plans for the park in March 2021, after deferring an earlier proposal that members predicted would lead to unsafe pedestrian and cyclist interactions.

The privately-owned park has long hosted small food and drink vendors. The new kiosks will highlight local, minority- and women-owned businesses, “local favorites” and “renowned names,” JBG Smith says.

“We are particularly excited about the Water Park kiosks, which will serve as incubator spaces where up-and-coming chefs and [restaurateurs] can experiment and grow,” JBG Smith Senior Vice President of Retail Leasing Amy Rice said in a statement.

In addition to decorative water features, the revamped park will also feature public art installations and a building with public restrooms and bike facilities near the entrance to the Mt. Vernon Trail. JBG Smith says it is working with Virginia Railway Express to build an accessible connection to the future entrance of the relocated VRE station.

The Water Park is not the only JBG-owned public space getting upgrades. Two blocks south at 2121 Crystal Drive, a lightly used private park space in front of an office building will see renovations and the construction of a 5,587-square-foot restaurant. Work on that project also started recently.

The restaurant, named Surreal, will be led by Chef Enrique Limardo and his team, which are behind Seven Reasons and Imperfecto in D.C.

JBG Smith expects to complete both the Crystal City Water Park and Surreal in 2023.

“We see these both as inviting public spaces where families will enjoy a sunny day and colleagues can gather after work for a drink, a bite to eat and live music,” said JBG Smith Executive Vice President Bryan Moll in a statement.

Visitors will be able to keep their drinks in hand as they walk these open spaces. Last year, the Virginia Alcoholic Beverage Control Authority gave the developer the go-ahead to establish a “sip and stroll” zone within the boundaries of Crystal City Water Park and the courtyard.

It will be Arlington’s third “sip and stroll” zone, after the Village at Shirlington and Westpost (formerly Pentagon Row).

These two projects, plus Amazon’s second headquarters and other redevelopment projects by JBG Smith, will triple the number of retail businesses in Crystal City, Pentagon City and Potomac Yard, dubbed National Landing, the developer says.

Construction has started on a pair of multifamily towers in a corner of Crystal City experiencing a bevy of development.

The two towers by developer JBG Smith, located at the intersection of Richmond Highway and 20th Street S., will add 775 apartment units and nearly 27,000 square feet of retail, and will be separated by a new S. Clark-Bell Street.

Demolition of the office building that the towers will replace began last spring, after the project was approved by the County Board in May 2021. JBG Smith expects the project will be completed in 2025.

The West tower (2000 S. Bell Street) will be 25 stories tall and glassy with 355 units and 15,000 square feet of street-level retail. Coming in at 19 stories and 420 units, the East tower (2001 S. Bell Street) will feature “a bold, green-glazed brick façade” and 10,000 square feet of retail, the developer said.

In addition to the new S. Clark-Bell Street, the project will add a tree-lined pedestrian passageway along the East tower and an enclosed, climate-controlled underground connection from 12th Street S. to 23rd Street S.

The underground connection responds to concerns from neighbors who wanted assurances that JBG Smith would protect a network of tunnels known as the “Underground” when building residential parking.

The project also includes funding for parks and open space for a new library at 1901 S. Bell Street — made possible through another under-construction project from JBG Smith at 1900 Crystal Drive.

The developer is currently overseeing the construction of 1,583 apartment units and has another 1,760 units planned for near-term development.

These projects are intended to meet an anticipated influx in housing demand created by Amazon’s HQ2 in Pentagon City and the Virginia Tech Innovation Campus in Potomac Yard, the developer says.

“The start of construction at 2000 and 2001 South Bell Street is a major milestone in National Landing’s ongoing transformation and delivers on our pledge to build new housing in lockstep with Amazon and Virginia Tech’s growth in the neighborhood,” said Bryan Moll, JBG Smith’s executive vice president of development, in a statement.

The first phase of Amazon’s HQ2 is still on-track to be completed in 2023 and the Virginia Tech facility will be done in 2024, according to JBG Smith’s announcement.

When complete, 2000 and 2001 S. Bell Street will be a stone’s throw from a stretch of recently revamped dining and retail spaces, named Central District Retail.

The retail development, also by JBG Smith, has an outpost of New York City-based taqueria chain Tacombi, which opened last month, NYC bakery Mah-Ze-Dahr and a CVS.

There’s also a forthcoming, mysterious, grocery store — possibly an Amazon Fresh location — that could fill Crystal City’s longtime need for a grocer.


George Mason University is breaking ground on the massive $235 million expansion of its Arlington campus.

“This is the start of something big for Mason,” Carol Kissal, the university’s senior vice president for administration and finance, said in a statement. “And when it’s done, it will have fundamentally changed our campus, as well as the broader Arlington community.”

Initial work is beginning this week, a GMU spokesperson confirms to ARLnow, despite the weather. A formal groundbreaking is set for the spring to coincide with the university’s 50th anniversary, we’re told.

Right now, there’s a hole at Fairfax Drive in Virginia Square where the old Kann’s Department store once stood. That was demolished in March to make way for a 400,000 square-foot building that will be the centerpiece of the expansion.

As construction gets underway, fencing will go up mostly around the driveway of the FDIC building on N. Monroe Street, a press release notes. Excavation and relocating of an underground storm pipe, water line, and electric line will also take place. There will be drilling, as well, to install beams to support sheeting and shoring.

Neighbors are being told to expect some impacts from construction during the multi-year project.

“There may be some noise. You may feel some vibrations,” said a GMU facilities manager in the press release. “But it’s all safe and done in compliance with rules and requirements. The reality is, the end result will be worth it.”

The building will house faculty from Institute for Digital InnovAtion and the university’s new School of Computing. The university is expected to occupy about 60% of the space with the remaining 40% potentially leased to private companies.

The university is predicting that the expansion, which was planned in the wake of Amazon’s decision to open its HQ2 here, will add 3,000 to 4,000 students to the Arlington campus by the time it opens in the summer of 2025.

While it may be a gaping hole now and a state-of-the-art university facility later, the Fairfax Drive site was in the past the Arlington outpost of the popular D.C.-based Kann’s Department Store. The store featured three floors, an escalator, and some unusual attractions. Apparently, the shoe department had a large glass-windowed display with live spider monkeys from Brazil.

In 1975, the university bought the building and turned it into its law school. At the time, it was believed to be the only law school in the country to have an escalator.
