There is plenty going on in our world to keep us more than occupied these days.

But amid the current happenings, we can never forget what our community endured 19 years ago this week.

September 11, 2001 was a dark day for our country and certainly here in Arlington County. Among the nearly 3,000 folks that perished as a result of the September 11 terror attacks, 125 were killed in Arlington at the Pentagon.

It’s a day that is etched forever in our memories. On behalf of our team and certainly so many in our community, our hearts continue to be with those that were affected on that day and well beyond.

Now nearly two decades beyond that dark day, our community is stronger than ever. In light of our current challenges — which certainly stretch well beyond our confines — we will rise yet again.

And now on to this week’s Just Reduced figures.

As of September 7, there are 149 detached homes, 38 townhouses and 269 condos for sale throughout Arlington County. In total, 30 homes experienced a price reduction in the past week:

You (likely) have a three-day weekend coming up.

In case you’ve slacked on marking your calendar, Monday, September 7 is Labor Day. In a year where it’s been incredibly difficult to remember exactly what day, week or month it is… yes, Monday is actually a holiday.

While things still remain a bit different here in 2020, there are plenty of ways to celebrate. Among them, you and yours can spend the day outdoors, checking out one of Arlington’s stellar parks or trails. If you’re looking for a recommendation, the 45-mile Washington & Old Dominion Trail is always a winner.

And, of course, with D.C. right up the road, you can hit the National Zoo, a museum or exhibit. D.C.’s tourism site put together a handy list for those looking for an adventure.

If the adventure you seek involves real estate, the time-tested and expert-filled team at Arlington Realty Inc. is ready to roll on your behalf. Until then, have a wonderful holiday weekend! And now on to this week’s Just Reduced figures.

You’re likely going to see some adorable pooches crowding your social media feeds today.

That’s because it’s National Dog Day!

In addition to the human friends we’ve made throughout the years, we’ve certainly made some four-legged ones as well. After all, when our human clients settle into a new home, sometimes they have a dog (or two, or three… or more) that are settling into their new adobe with them. (And, P.S., yes, we absolutely love our cat, bird, hamster, fish, guinea pig and horse residents, too, y’all.)

We’ve seen it time and time again — Dog and/or pet policies and regulations can certainly make or break a deal.

So, when you’re ready to em-BARK (pun obviously intended) on your real estate journey, the team at Arlington Realty will always put your (and Fido’s) needs and desires first.

Now on to this week’s Just Reduced figures.

The numbers don’t lie, folks.

In our Just Reduced world, where just months ago, there were a dozen (at the most) homes with reduced prices each week in Arlington County, we’re now seeing approximately three times that amount on a regular basis.

Of course, given the current climate, there is a level of uncertainty and, for some folks, some very tricky and difficult scenarios.

But, if you are fortunate enough to be in a buying position right now, there are certainly some advantages. This influx of reduced properties means the sellers out there right now are being a bit more aggressive to get their homes sold.

And, these Just Reduced prices are only the beginning.

With a time-tested and proven team by your side, your buying self can get the most bang for your buck within the evolving market. In addition to the properties that have been reduced already, there are certainly properties that can be negotiated down. When you’re ready to get moving on your search, the team at Arlington Realty, Inc. is ready to roll on your behalf.

Now on to this week’s Just Reduced figures.

As of August 17, there are 157 detached homes, 39 townhouses and 239 condos for sale throughout Arlington County. In total, 32 homes experienced a price reduction in the past week:

We may only be halfway through the week, but some relaxation (hopefully) is just over the horizon.

Saturday, August 15 is National Relaxation Day.

And yes, even on the outskirts of our nation’s capital and within Arlington County’s diverse landscape, there are plenty of places to unwind and relax. Throughout the years, we’ve heard it directly from so many clients: People love living in Arlington County because there are the many comforts that come with urban living as well as plenty of tranquil places to enjoy, too.

Among our team’s favorite spots are the Crystal City Water Park, which boasts ample shade, an expansive water feature and spots primed for a picnic. There’s also Long Bridge Park, with Potomac River views and a scenic garden. And, we’re just touching on a couple of places here, folks.

If and when you’re ready to call the multifaceted paradise that is Arlington County home, the time-tested team at Arlington Realty, Inc. is ready to roll on your behalf. Until then, here’s to wonderful week and relaxing weekend.

What a difference a few months can make.

Amid the changes you’re seeing in your daily lives, we’ve certainly seen the COVID-19 pandemic make its mark on the Just Reduced column.

At the beginning of the year, riding the news of Amazon’s forthcoming HQ2 in Arlington, historically low unemployment rates and more, we were seeing only a handful (seven or eight homes) reduced in price on a weekly basis.

Now, very much in the heart of the pandemic, we are easily seeing three to four times more homes reduced each week. The bottom line: folks are still needing to sell their homes and, given the current climate, are being aggressive price-wise.

If you are a prospective buyer, now is certainly the time to shine compared to just a few months ago. But, just like before, you’ll need to be super-strategic to get the most bang for your buck. When you’re ready to embark on your local real estate journey, the team at Arlington Realty, Inc. has the knowledge and experience to make it happen.

Here we are: It’s the final Wednesday and final column of July. Say what you want about 2020 (yes, it’s wonky), but time is absolutely flying.

So, what do we have to look forward to for August?

Sure, it can be easy to get down on ourselves and the things we can’t do at the moment, but there is still plenty to do — and do safely — here in Arlington County. August is Family Fun Month and National Picnic Month.

And, with parks and outdoor opportunities galore here in Arlington County, there are plenty of optimal settings to celebrate. Among them, Lacey Woods Park is primed with picnic tables and oodles of shade. Glencarlyn Park is always a hit, too, with its picturesque creek and shelters aplenty.

Here is to a healthy and happy August.

During a normal year, this would be a particularly exciting time for families on a couple of fronts.

Kids would be gearing up to go back to school. And, some families would be doing everything possible to get settled into a new home before the school year starts.

Well, this is 2020.

Last week, Arlington Public Schools agreed to change the first day of school (to September 8) and will start with a full-time distance learning schedule. So, going “back” to school will be different this year.

Amid the change, we’re still seeing many families looking to settle elsewhere before the school year starts. For some, being quarantined in the same ole residence has gotten old. And, for others, it’s time to embark on a new adventure, pandemic or not.

Regardless of the factors that may be impacting your day-to-day lives here in this wild year, the team at Arlington Realty, Inc. is ready to help you navigate your unique scenario. If and when you’re ready to get rolling on a real estate adventure, we’re here for you through thick and thin.

We have a yummy week ahead of us.

Today is National Hot Dog Day. Saturday is National Caviar Day. Sunday is National Ice Cream Day. And, as icing on this delicious week’s cake, Tuesday, July 21 is National Junk Food Day. By this point in quarantine/lockdown/the COVID madness, perhaps you are tired of the same ole crock-pot meal you’ve been churning out for months.

With so many fun culinary days ahead, it’s a perfect reminder to support our local restaurants when and where you can. They need us, now more than ever, to survive and there are safe ways to enjoy your favorite treats.

With many long-time local residents/natives on our staff, we know our restaurants are certainly a big part of what makes Arlington such a special place to call home.

And, when you’re ready to look for (or sell) your home, the team at Arlington Realty, Inc. is here for you through thick and thin. Now on to this week’s Just Reduced figures.

How will the D.C. area housing market respond to the pandemic?

There are certainly a variety of opinions and theories emerging, but some key facts remain intact.

Whereas some cities are heavily reliant on specific industries (e.g. Las Vegas with hospitality), the D.C. area is anchored by jobs in a variety of industries. In addition to comparitively high salaries and low unemployment rates, this will help the D.C. area market in the long run.

According to the recent Resilient and Vulnerable Cities Report by Unison, D.C. is listed among the most resilient cities in the United States, in addition to Boston and New York, in terms of being poised to weather the COVID-19 storm.

Amid this broader optimism, it’s still important to weigh the individual factors that may influence or impact a transaction. When you’re ready to chat through your scenario(s), the time-tested team at Arlington Realty, Inc. is open ears.

A happy b-day to America.

On Saturday, July 4, the good ole USA celebrates Independence Day.

Things will certainly feel a bit differently here in 2020. Sure, you won’t be flocking to a massive BBQ or hopping aboard a crowded Metro train to your go-to fireworks viewing point. But the party is still going on in some ways.

Among your options this year, the fireworks show at the National Mall is still a go (folks are encouraged to watch from home, if possible), the iconic ‘A Capitol Fourth” will be prerecorded for your viewing pleasure and there are a number of virtual experiences for folks to enjoy.

For the latest updates on Fourth of July happenings — whether in-person or virtual — the Destination DC website has a solid list going.

Here’s to a very happy and safe Fourth of July, friends! And now on to this week’s Just Reduced figures.

As of June 29, there are 156 detached homes, 27 townhouses and 151 condos for sale throughout Arlington County. In total, 18 homes experienced a price reduction in the past week:
