Today is World Environment Day.

In honor of our blue and green planet, there are a few simple things you can do around your home to protect/preserve our environment (and save a few bucks while you’re at it).

First, before we enter the dog days of summer here, check out your insulation. This may include your door sealings, windows, ducts and more. If they are not properly sealed, you are literally letting money (and precious cool air!) slip away.

Another quick tip, thinking about donating your unwanted items and not trashing them. There are plenty of folks in our community that would consider your trash to be treasure and there’s an environmental component to recycling goods, too.

Just think, by donating and having your items re-used, those items aren’t immediately going to a local landfill.

And, finally, think about how your water is being utilized. Is that showerhead efficient? Are you leaving your faucets running when you’re on the other side of your residence? Is that water heater still functional? In addition to preserving resources, your wallet will thank you.

Just how much have our local home prices jumped since the Amazon HQ2 announcement?

A new Realtor.com report sheds a bit more light as to what this mammoth news has meant. According to the report, houses have increased from an average of $640,000 in November 2018 to $750,000 in April 2019. This equates to a jump of 17.3 percent, compared to a national average increase of 5.5 percent. Additionally, the report indicated that the number of listings dropped by 48.2 percent in the same timeframe.

So, what does this all mean? It means our market remains red hot and there has never been a more important time to have a trusted advisor on your side.

We see you flexing there, Arlington.

The American College of Sports Medicine just released its annual American Fitness Index and… Arlington is the fittest city in the nation. That’s right. Number one, numero uno, the best!

A number of factors went into the ranking, including personal aspects (such as the percentage of folks that bike to work, have exercised in the last 30 days or smoke), environmental components (such as the number of parks per 10,000 residents, bike score and air quality index), recreational facilities and policies/funding supporting a healthy lifestyle.

This ranking is icing on the cake (okay, maybe not the healthiest-sounding analogy) for what we know already: Arlington is an amazing place to call home with the amenities to back it up.

When you’re ready to settle in to a home of your own in our No. 1 ranked community, our team is always ready to help you GET MORE out of your transaction.

It’s Peace Officers Memorial Day and the start of Police Week. It’s a day to remember our federal, state and local officers that have died or been disabled in the line of duty.

Some real estate news that’s relatively hot off the local press — real estate taxes in Arlington County are going up.

ARLnow recently reported that homeowners will soon pay an extra two cents per $100 in assessed value, on top of already increasing values. The dough will be used to provide more than $532 million for Arlington County Public Schools.

So, what does that mean for you, the current homeowner? Well, it’s important to know what your assessed value is and to start saving accordingly. Real estate assessments are public record and may be accessed on the Arlington County website.

As for buyers, you’ll still need a strong negotiating team on your side to save you dough up front… especially knowing that a higher tax awaits.

Spring has sprung, folks. (Well, obviously, since we’re hovering in the upper 70s!)

With the sun radiating and the temps pleasant, April is an awesome month to prime your lawn and garden for the months ahead. And, with a little less than a week left in the month, it’s not too late to get moving.

On the lawn front, if you didn’t fertilize in the fall, springtime is a great time for it. And, if you’re way behind, there is no time like the present to get raking!

Curb appeal is vital across the entire real estate landscape — whether you (or your neighbor!) are buying or selling, having your greenery in tip-top shape never hurts.

A few days ago, an article on MarketWatch dubbed our real estate as currently being “crazy.”

It’s generally a good crazy, if you own property… and the craziness is still being attributed to Amazon’s HQ2 announcement.

Let’s look at some numbers. The average selling price popped 4.3 percent between March and February… of this year. Yowsers. While there are certainly some price fluctuations throughout the year, prices are up nearly 5 percent year-over-year.

Additionally, the number of active listings and homes sold is down, equating to a 23 percent and 10.4 percent drop year-over-year, respectively.

So, if you’re looking to sell, you are absolutely in the driver seat at the moment. It’s time to make the most of your rosy scenario. And, if you’re buying, it has never been more important to navigate the landscape with caution. While the market may be hot, you need to ensure you’re still getting the most bang for your buck.

When you’re ready to chat through your options, our team is ready to help you GET MORE out of your transaction.

These are certainly wild and interesting times in Arlington real estate.

The figures continue to roll in that depict just how significant of an impact that the Amazon HQ2 announcement has had on our local market.

According to the Northern Virginia Association of Realtors and a Washington Post piece that posted just last week, the number of homes under contract in January 2019 was 70 percent higher than January 2018. Additionally, the number of homes for sale fell by 20 percent within that same timeframe.

What does this all mean?

The market is hot. Inventory is limited. And now, more than ever, you need to know exactly what you are getting into, regardless of whether you are buying or selling.

Happy World Party Day!

It’s April 3 and that means you can party your tail off as hard as you want. Okay, so maybe it’s wise to hold your wildness until after work, but still. Enjoy it.

Let’s give you another reason to party here in Arlington. In addition to Arlington already being named the No. 1 city to live in America in 2019, let’s zoom in to another accolade that that affects us all.

The 2019 County Health Ranking Report just came out, outlining how healthy residents are and providing a better understanding of what impacts how long residents will live. The report took into account such factors as access to healthy foods, rates of smoking and obesity and high school graduation rates.

Arlington is the No. 2 healthiest county in the Commonwealth in Virginia, with our friends in Loudon taking home No. 1.

So, let’s keep up the healthiness, my fellow Arlingtonians and here’s to good health for all!

This year sure is flying by, isn’t it?

This marks our last Just Reduced column of March and, bam, April will be here in no time. Speaking of April, it’s an awesome month for some home-related bargains. In addition to typically boasting stellar weather for home viewings, a few household items typically reduced this time of year include:

  • Snow shovels and snow maintenance equipment. The snow is gone (hopefully) and now is the time for winter-related bargains!
  • Cleaning supplies. That’s right, it’s “spring cleaning time” and now is the time to load up on the cleaning supplies for the season (and beyond).
  • Easter-themed items. Easter is April 21 this year and shortly thereafter get ready for related items to be discounted upwards of 80 to 90 percent. Sure, you may not want to hang an Easter bunny all year round, but there may be some nice, non-super-Easter-y things you can snag for a steal.

And, of course, when you’re ready to find your home bargain, our team is always ready to help you GET MORE out of your transaction.

As of March 25, there are 152 detached homes, 19 townhouses and 91 condos for sale throughout Arlington County. In total, 7 homes experienced a price reduction in the past week:
