A lot of industries boil down to a handful of key stats and facts. The real estate biz is no exception. For the purpose of today’s column, we’ll be zooming in to one number that has a great impact on the info we’re providing this week (and any other week, for that matter).

Today’s number is 68. That’s the number of new real estate listings available in Arlington County over the course of the past week. That’s a lot of listings… and if you’re a homeowner with a listing that has been floating out there for weeks, months, or maybe even a year, that’s a lot of added pressure.

An influx of listings is just one of the many reasons why homeowners reduce the price of their properties. And, those reductions lead to great opportunities for homebuyers.

This week, as of April 3, there are 210 detached homes, 50 townhouses and 297 apartments for sale throughout Arlington County. In total, 43 homes experienced a price reduction in the past week.

Friday is April Fools’ Day. Let the wise cracks begin.

So, the real estate question around this (generally hilarious) holiday is: Are you a fool for not investing in local housing?

Not necessarily – everyone’s situation is different and people have different priorities. Different strokes for different folks! I get it.

But, I will say this: The D.C. area continues to be anchored by one of the strongest real estate markets in the U.S. thanks, in part, to its low unemployment rate, high average income and proximity to several thriving industries.

This week, as of March 28, there are 176 detached homes, 38 townhouses and 275 apartments for sale throughout Arlington County. In total, 31 homes experienced a price reduction in the past week.

 $345,750. No, it isn’t the price of that Ferrari for sale down the street. And, no, it’s not the price of that ridiculously bling ring that’s guarded at the jewelry store downtown.

$345,750 is, however, the amount of dough that our featured properties were collectively reduced this week.

Spring has sprung early in Arlington County — compared to last week, there is a net of 60 more real estate listings in our area.

Homeowners on the fence of selling their homes have officially let any feelings of hesitation thaw out and they are embracing all the joy that comes with selling a home during the springtime.

Get ready for the home listings to roll in.

It looks like the worst of winter is beyond us (we can only hope!) and spring is just staring to emerge. With the warmer weather typically comes a boost of confidence on the home seller front.

No more shoveling driveways for showings. And, no more snowy roadways (on top of D.C. traffic) for homebuyers to weather to get to their homes.

With the warm weather and the influx of listings, the market will become that much more competitive. This means that we’re sure to see more prices reduced, especially the properties that have been lingering out there through the winter. And, there will be homes with bids getting that many more bids (some of which we have listed ourselves!).

January was a particularly frigid month – not only speaking in terms of temperatures, but in terms of the number of homes sold in the D.C. area. According to RealEstate Business Intelligence, the number of contracts signed fell by 8 percent in January 2016 compared to January ’15.

The reason for the lack of sales? That big ole blizzard that rolled through our area.

And while the temperatures may not be creeping up all that much, we can only hope that the snow stays far away so folks can get out and see all that our area has to offer.

Given a comparatively weak January, sellers in our area who have had their home(s) on the market for a while are starting to get aggressive with their pricing. There are many bargains to be had and this week is no exception.

This week, as of February 14, there are 151 detached homes, 39 townhouses and 245 apartments for sale throughout Arlington County. In total, 26 homes experienced a price reduction in the past week.

Love is in the air and another Valentine’s Day is just around the corner.

And while chocolates and flowers are always lovely, few signs of love and commitment trump making a move together.

For some couples, it’s exploring a first apartment or starter home. For some, it’s about finding a home that will be suitable for a son and/or daughter that are on the way. For others, it may be a move across country.

By now, hopefully you’re well dug out of our first (massive) snowstorm of the year.
