Just Listed highlights Arlington properties that just came on the market within the past week. This feature is written and sponsored by Andors Real Estate Group.

A common question from buyers and sellers alike this time of year has to do with the seasonality of the housing market: “Do prices go down in the winter?”

The answer is “no,” and in fact there are a number of reasons why they continue to increase instead. For buyers, the cooler months can bring a bit of reprieve in terms of fewer price escalations, but that is tempered with potentially less to choose from. This is actually an advantageous time for sellers, though, because sellers will usually have less competition in other homes currently on the market.

Remember: This year is going to be an anomaly. We have over 200 percent more inventory going into the colder months than we did last year, though it’s pretty much all hold-over condo inventory. I’m still waiting for that part of our market to hiccup and be absorbed. I won’t hold my breath…

Our market is very much non-seasonal, especially when compared to other parts of the country. In a small town, perhaps near a military base, people pretty much only buy and sell between March and June — maybe July — based on military PCS orders. In Arlington on the other hand, people need to buy and sell 365 days a year. (Yes, I’ve actually written a contract the past four years in a row on Christmas Day!) The broad-based local economy of public, private, military, government and others create constant demand.

Here’s another example: The school-year cycle. While many people wait until the end of the school year to move — perhaps to keep kids in their routine or not change school districts mid-year — you either subscribe to the school calendar, or you don’t. There is no in-between. In Arlington, plenty of folks are on the school calendar — and even more aren’t.

This past week in Arlington, sellers listed some 63 properties for sale while buyers ratified 58 contracts; 18 of the ratified contracts were on homes listed just within the past week.

There are currently 555 homes for sale in Arlington, one more than last week: 132 are detached homes, 53 are townhouses/semi-detached and 370 are condos.

Average days on market (DOM) for currently available homes is 56, and median DOM is 41. Both of these are creeping up a bit as we head deeper into fall, and that is not unexpected. While plenty of real estate will be transacted in the cooler months, the urgency slows a bit.

Side note: Average DOM this week last year was 80, so we’ve got a way to go before we’ve “slowed” down to last year’s pace…

The median list price of currently available properties is $530,000, while the average is $750,008.

Last year for the same week, sellers listed 43 homes and buyers ratified 43 contracts. With 63 homes and 68 contracts this week, we’re still outpacing last year substantially across most metrics.

Uncertainty is NO friend of markets. While that is especially true for the stock market, the impact on housing is much more nuanced, at best. I remember the conversations from the summer and fall of 2016, and the talk this year has echoed them perfectly.

“Will the potential change of administration mean more people are buying and selling?”

In 2016 we had a change, and while it was a rocking year for real estate, there was no tangible evidence in our local real estate market of the White House flipping red. A new Administration simply does not bring a large enough influx of people to the area. Most of the staffers, insiders, lobbyists and others are already here in the greater D.C. area. And if a candidate loses, everyone who was working for them doesn’t simply go back to their home town but instead just changes offices, or campaigns, or buildings.

At time of writing, this election is still up in the air. I personally wrote an offer on behalf of clients for an Arlington property and had it accepted on Election Day, and no results were in yet as the polls were still open. While that is simply one anecdote of how Arlington responds to potential uncertainty, the reality is that people move when they need to move.

We can’t time our lives on when we think the housing market is hottest, just as we can’t time the stock market to buy or sell. You can certainly buy low and sell high, but what if the stock you sold surges the next day, breaking a new 100-day moving average? For housing, your best bet is always to buy and hold long term. I can’t tell you what your home will be worth next year, but I can say almost unequivocally that it will be worth more 10 years from now. Real estate should be a long game.

This past week in Arlington, sellers listed some 60 properties for sale while buyers ratified 65 contracts. 18 of the ratified contracts were on homes listed just within the past week.

There are currently 554 homes for sale in Arlington, 15 more than last week. 136 are detached homes, 53 are townhouses/semi-detached and 365 are condos.

Average days on market (DOM) for currently available homes is 54 and median DOM is 36. These are unchanged from last week. The median list price of currently available properties is $574,800, while the average is $761,192.

Last year for the same week, sellers listed 44 homes and buyers ratified 40 contracts. With 60 homes and 65 contracts this week, the brisk pace continues!

Question: Do you have any data available on how Arlington real estate has performed over the last ten years?

Answer: A lot has changed in Arlington since 2010. We’re less reliant on the Federal Government for jobs, you can find something to do after 6 p.m. outside of Clarendon and $1,000,000 definitely doesn’t go as far as it used to. BUT we still don’t have a Rosslyn-Georgetown Gondola or a boathouse; maybe in 2030…

Water Rescue Over Weekend — “Rescue units from Arlington County and D.C. had to save a person late Saturday afternoon that was in need of help on the Potomac River near the area of GW Parkway and Windy Run after being stuck on rocks. Arlington officials said in a Tweet that the person rescued was evaluated and transported to a trauma center with non life-threatening injuries.” [WUSA 9]

Election Specials at Bayou Bakery — “Chef David Guas will make a pair of election-themed sandwiches at his Arlington bakery on on November 2 and 3. A McDonald’s-esque ‘Filet-O-Catfish’ represents President Trump, with cheese and pickled jalapeño tartar sauce. For Joe Biden, Guas riffed on a sandwich from Delaware sub shop Capriotti’s, offering up the ‘Bobby 2.0’ with sliced roasted turkey, cajun cornbread stuffing, and cranberry vinaigrette.” [Eater]

Beyer Bill to Make Pandemic Preps — “Today, Rep. Rick Larsen (WA-02), Chair of the House Aviation Subcommittee, and Rep. Don Beyer (VA-08) introduced the National Aviation Preparedness Plan Act of 2020, legislation to require the development of a national aviation preparedness plan for future public health emergencies.” [Press Release]

Wizard’s House Still for Sale — “Longtime Washington Wizards player Martin Gortat has put his Arlington house on the market. Gortat was the team’s starting center from 2013 until 2018, when he was traded to the Los Angeles Clippers. He retired from the NBA in February. Since leaving Washington, he’s been using the Arlington house as a luxury rental property.” [Washingtonian, HomeSnap]

Eden Center is an Election Battleground — “At a Biden rally at the Eden Center in Falls Church, Va., it took minutes before Trump supporters showed up to heckle. Banh mi seller Quang Le says it’s ‘like the Jets and the Sharks.'” [DCist, Twitter]
