(Updated at 2:10 p.m.) A development plan for a new hotel and a new apartment or condo tower in the Rosslyn area has decreased the number of units originally planned for the site.

Grant Investment Properties, LLC which owns both the Best Western Iwo Jima hotel at 1501 Arlington Blvd and 14-unit Ellis Arms Apartments at 1523 Fairfax Drive, is now seeking to build a 10-floor, 48-unit residential building and a 12-story, 160-room hotel building on the Rosslyn site, according to county documents.

The Arlington County Board is set to vote Tuesday on the amended plan, and county staff is recommending approval, according to a staff report. The plans also include a 160-space parking garage, LEED Gold certification for both proposed buildings and “an extensive green roof.”

An earlier proposal called for a 250-room “dual brand hotel” and a 64-unit residential building, as ARLnow previously reported.

“While the number of proposed units decreased, the total residential [gross floor area] is unchanged, as the average unit size increased due to the elimination of studio units and increase in two (2) bedroom units,” the staff report said.

During an April 8 Planning Commission meeting several community members expressed concern about how the development may displace current residents from the Ellis Arms apartment building, which is considered market rate affordable housing, according to County Board documents.

“In response, the applicant has indicated that, in addition to the required Tenant Relocation Plan, it is working to identify potential affordable units, nearby the site, where existing tenants may have an option to move,” the documents note.

Depending on whether the residential building becomes rental apartments or condominiums — the staff report suggests the current plan is for condos — the developer would provide either on-site affordable rental units or a multi-million dollar contribution to the county’s affordable housing fund, respectively.

The Arlington Park and Recreation Commission supports the plan, noting in a letter that the development’s community benefits package includes a donation to the nearby Ft. Myers Height Park, which will help fund improvements to “the picnic area (furnishings, ADA access, drinking fountain, invasive species removal), the half basketball court, and landscaping on a vacated playground site.”

There’s nothing posted about it on the door or on social media, but Bean Good Coffee Pub in Rosslyn is closed, perhaps permanently.

Tipsters tell ARLnow the independent coffee shop quietly closed its doors within the past week.

“The furniture is gone, the place is empty, and it looks like they moved out,” one tipster said.

Bean Good’s phone number directs callers straight to a full voicemail box. Its formerly active social media accounts have gone silent.

The cafe was located at 1737 Wilson Blvd, in the Colonial Village Shopping Center. It opened in 2011 after replacing the former Greenberry’s cafe, which had been open for 8 years prior to its closure.

Arlington’s newest indoor cycling studio “Good Sweat” is set to open next weekend with $1 class packages and an altruistic mission.

The exercise center will hold a grand opening celebration next Saturday from 11 a.m.-12:30 p.m. at its studio in the Rosslyn’s Colonial Village Shopping Center at 1711 Wilson Blvd.

Between April 15-20, Good Sweat customers can buy an unlimited week pass for $1.

After April 22, drop-in classes will cost $28 and class packages will cost $99.

“At Good Sweat, we are committed to giving you the best sweat of your life, all while improving someone else’s,” founder Alessandra “Ali” Hashemi said in a statement. “Arlington is the perfect location for Good Sweat’s flagship studio. The local population is fitness focused and extremely socially conscious.”

Hashemi previously told ARLnow she expected to open in March after raising $26,000 in donations last fall to build the studio, exceeding her original $25,000 goal.

The company intends to donate a portion of all proceeds for charity.

Riders will be able to choose which organization they’d like to receive a portion of their booking costs. The cast of local nonprofits will revolve through the month and will include Urban Alliance, Doorways for Women and Families, and Arlington Food Assistance Center.

Employees and clients from the nonprofits featured each month will also get discounts at Good Sweat, reported the Washingtonian. Other proceeds will subsidize low-income customers who want to go for a spin at Good Sweat, Hashemi has said.

Hungry, a food delivery startup based in Rosslyn, announced today that it’s raised $8 million in funding from investors like Jay-Z’s investment group and singer/songwriter Usher.

In an announcement, Hungry listed a who’s who of backers for the company’s series A financing. Investors range from Alexandria-based Motley Fool Ventures to founders of Honest Tea and Founding Farmers. Among the investors was Marcy Venture Partners, a Jay-Z helmed venture fund.

“Hungry has built a brand that is defined by customer satisfaction,” Larry Marcus, Marcy Venture Partners co-founder and managing director, said in the press release. “The team has cracked the code on a user-friendly marketplace that combines skilled chefs with an easy-to-use digital ordering experience. We’re thrilled to be a part of the Hungry journey.”

The company puts together a rotating set of dining options for offices from a variety of hand-picked chefs. Once the meal is chosen, a delivery team brings the food there, sets up, and then packs up when the meal is done.

The central idea is that an office could order lunch for their staff every day for a month and never get the same food twice or have to worry about the logistics. The company currently operates throughout the D.C. region and recently expanded to Philadelphia.

The new funding is more than double what Hungry had previously raised, bringing the total amount of funding raised since its founding in 2016 to $12.5 million, according to the press release.

“We are very thankful to all of our investors and supporters,” said Eman Pahlevani, Hungry’s co- founder and COO. “This truly is an amazing syndicate of powerful investors and we are excited about having their support to propel Hungry’s growth across the country.”

It was an April Fools’ Day joke, but an interesting one.

The Rosslyn Business Improvement District, riffing off the much-ballyhooed but not-actually-happening Rosslyn-to-Georgetown gondola proposal, floated an idea: a zip line over the Potomac.

Putting aside questions about feasibility — for instance, is it a good idea to have a zip line running across a major airline and helicopter flight path? — an argument could be made that a zip line would be a fun local activity and tourist attraction.

If this was a real proposal — again, putting aside whether it could actually work — would you be in favor of it?

Construction is proceeding as planned on The Heights Building, the name of the H-B Woodlawn Secondary Program’s new home at the former Wilson School site in Rosslyn.

Located at 1601 Wilson Blvd, The Heights Building will include an estimated 775 seats for students, at a cost of around $100 million. The Leo A. Daly– and BIG-designed building, with its unique stacked-rectangle design, will house both H-B Woodlawn and the Stratford Program.

H-B Woodlawn, an arts-oriented high school program with a focus on self-discipline, was once known as “hippie high.” Stratford is a secondary school for students with special needs.

Demolition for the project started in 2017.

Arlington Public Schools spokesman Frank Bellavia told ARLnow that the project remains “on schedule to open in September,” though he offered no other details on the construction progress so far.

Meanwhile, next to The Heights Building, another large construction project is underway. Excavation for the massive project — which will feature three towers, a park and a new road as part of a mixed-use development called The Highlands — appears to be mostly complete.

Work is kicking off on a massive new development in West Rosslyn, and its developer is offering a first look at its plans to build three new residential towers, a new fire station and an improved Rosslyn Highlands Park.

The D.C. developer Penzance announced today (Monday) that it would be dubbing the project “The Highlands,” which will be located at 1555 Wilson Blvd.

In all, the development will include 104 condos, 780 apartments and 40,000 square feet of retail space, including a new CVS pharmacy replacing the old shop at the location that closed earlier this year.

For most of the week, Birch Thomas goes to her 9-5 job as vice president of finance for a small company in Georgetown.

She loves the precision of numbers and balance sheets and is good at what she does, but her day job doesn’t define her. When Birch Thomas is really “on,” she’s out with her camera taking pictures.

Although this tenth-generation Arlingtonian grew up in a creative household — her mom is a pastel artist and photographer and her dad a sculptor — she never picked up a camera for more than the usual snapshot until about three years ago.

“I grew up with the camera around, and stopping on the side of the road on a family vacation to take a picture was a normal thing for my parents to do,” she says. “Around 2015, I found myself borrowing my mom’s camera all the time. I’d go on walks by myself taking pictures. I’d lose track of time, getting into the flow of it. I realized how much I enjoyed it.”

Over the past few years, Birch has gradually built up a small photography business on the side. She photographs food, weddings and other important moments in people’s lives. And she still goes on long walks with her camera, lending her unique perspective to D.C. landmarks, monuments and pieces of everyday life.

This Friday, March 29, Birch will have her first solo exhibition at Rosslyn CAFE, a four-week series of free community events every Friday evening hosted by the Rosslyn Business Improvement District (BID).

Taking place at the beautiful Bennett Park Art Atrium in Upper Rosslyn, Rosslyn CAFE introduces attendees to the work of new local artists each week, offering them the opportunity to purchase art while enjoying food, drinks and a festive atmosphere.

Birch will be selling unframed prints at Rosslyn CAFE in a variety of sizes, and if she doesn’t have exactly what people want on hand, they can order it at the event.

“I’m not all that concerned about selling,” she says. “Mostly, I just want people to experience my work and gain a greater appreciation for the beauty that surrounds us.”

Birch says taking pictures of people is a different process for her than capturing objects and places. Photographing people is more about developing a relationship and sense of trust so that others feel comfortable around her.

Currently, she’s in the midst of a documentary project photographing artists in their studios. It’s been an honor to be present with artists as they create, and to see how each person’s creative process is different.

When she’s out with her camera by herself, Birch shoots whatever catches her eye, aiming to depict something people see every day in a different light. For instance, one Sunday morning she stumbled upon a field of seemingly endless purple flowers with the Washington Monument and Capitol in the background. This is one of her favorite, unexpected photos.

Other times, though, she’s deliberate about what she wants to shoot, and will spend months planning and strategizing to take the photo she has in her mind.

“Photography gives me a feeling of satisfaction I’ve never felt with anything else and I’m grateful that I’ve found it as an outlet,” she says. “If I haven’t taken a good photograph in a while, I’ll feel out of balance, the way some people do when they don’t go to the gym or meditate. I never really found my thing until I started taking pictures.”
