Question: How long do most people in Arlington live in their home before selling?

Answer: Arlington’s transient nature leads to a much shorter length of home ownership than the rest of the US.

The average homeowner lives in his or her house/apartment for an average of 9.4 years (median 7.2 years) while the national long-run average is 13.3 years, according to this study from the National Association of Home Builders.

I was curious if certain factors like condo vs. single-family or number of bedrooms has an impact on the average length of home ownership in Arlington. Below I pulled over 3,200 recent homes sales, excluding investment properties, in Arlington and looked at the impact different factors have on average length of ownership.

Key Takeaways

  • Property type, number of bedrooms, purchase price and location have surprisingly little influence on the length of home ownership
  • Property age has the biggest impact on length of ownership. Owners of homes built before 1990 stayed for 10.4 years while owners of homes built since 1990 average just 6.8 years.
  • One may draw the conclusion that homeowners living in the 22205 zip code are the happiest with their neighborhood and neighbors, staying put an average of 2.4 years longer than the rest of Arlington homeowners (Kautter would agree)
  • Of all 3,200+ data points, the longest length of home ownership was 55.8 years in… you guessed it… 22205! There were eight owners who lived in the same home for over 50 years (four of them in 22205!). 10% of the owners lived in their home for 20+ years.

People paying over $1.5M for their home stay an average of 2.4 years less than those buying homes under $1.5M

By Petersburg criminal defense attorney Nicholas Braswell with Price Benowitz, LLP.

One of the most challenging aspects of any divorce is determining custody arrangements for minor children.

Courts are tasked with weighing the best interests of the child or children and issuing an order that outlines the custodial agreement that the parents are to abide by.

Virginia law had previously done little to encourage courts to consider joint custody of children. However, the findings of numerous research projects have concluded that the benefits of some form of shared custody have serious impacts on the overall health and well-being of children.

With this research in mind, Virginia legislators passed, and the Governor signed, a bill that changed the language of the child custody statute to remove any requirement that the court give one type of custody preference over any other, and to require courts to seriously examine the possibility of joint custody as well as sole custody.

“This change to the statute gives the courts more guidance in when it should consider joint custody,” said Nicholas Braswell, a Virginia domestic abuse attorney with Price Benowitz, LLP.

What the law also does is leave in place existing provisions that allow the court to consider a parent’s history of domestic violence or other abuse. Specifically, in situations where one parent has been convicted of a crime involving, among other things, domestic violence or sexual abuse of a child, that parent can be stopped from filing any petitions to alter the custody arrangement for the child for up to ten years, if the court decides that such a limitation is in the best interests of the child.

More than 20 states are currently considering adding or have added laws to their books that encourage this type of co-parenting. As the body of research indicating the advantages children raised by two parents receive due to that consistent parental involvement grows, so too will pressure on state legislatures to adopt laws like these.

Summer weather can be great for swimming, hikes, and other outdoor adventures, but the heat can be especially hard on pets, so make sure you know the best way to keep your furry friend safe this season.

Overheating is the biggest danger in warm weather, so it is important to know the signs and keep an eye on your pet when they’re outdoors or in any warm location.

Symptoms include excessive panting or difficulty breathing, increased respiratory or heart rate, drooling more than usual, mild weakness, lethargy or even collapsing. More severe reactions can occur when a pet’s body temperature reaches over 104 degrees, such as seizures, bloody diarrhea and vomiting.

Pets that are very young, very old, overweight, not used to prolonged exercise or have previous heart or respiratory disease are more susceptible to overheating. Certain breeds are also more prone, especially flat-faced animals such as pugs and Persian cats, since they have trouble releasing heat by panting.

If your pet does become overheated, knowing what to do and acting quickly can prevent it from getting any worse. Move your pet into shade or an air-conditioned area if possible. Apply ice packs or cold towels to their head, neck and chest, or run cool (not cold) water over them.

Drinking too much water at this point could be dangerous, so allow them to drink small amounts of water or lick ice cubes. If you suspect your pet may be overheating it’s always a good idea to call your veterinarian or take them in to be seen.

Of course, the best way to deal with heatstroke is to prevent it! One of the most important and easiest things you can do is make sure your pet is hydrated. Always keep a bowl of fresh, clean water available for your pets indoors and outdoors. When they’re outside, make sure they have access to shade.

A dog house is not a good solution since it doesn’t allow air flow; instead, rely on a tree or set up a tarp or tent to provide shade.

Take your dog on walks in the morning or evening when it’s cooler outside, and avoid having your dog walk on asphalt for extended periods. Asphalt can get very hot and potentially burn your pup’s paws, and since they’re closer to the ground the heat radiating off the surface can cause them to warm up even more quickly.

Bring water on walks to keep your dog hydrated, and consider investing in a cooling mat or vest that you can bring along to lower your dog’s body temperature.

Some solutions that seem like they would help humans in the heat can be unhelpful or even harmful to pets.

While it’s okay to shave down some dogs, many breeds should never be shaved. Many double-coated dogs, like Huskies, have a special coat that keeps them both cool in the summer and warm in the winter.

For cats, brushing more frequently than usual can help prevent problems caused by heat. If you decide to use sunscreen or insect repellant for your pet, be sure to use a product labeled specifically for use on animals, not just the bottle of sunscreen you have lying around from last summer.

One of the most important things to remember in hot weather is to never leave your pet unattended in the car. Temperatures inside a car can rise to dangerous levels within minutes, even when the windows are left cracked. (more…)

Hey, what is that twinkling in the sky? It is not a star because it is daylight. It is not a diamond because it is in the air. It is not fairy dust from a fairy’s wand because… well that does not exist!

But that twinkling, sparkling jewel in the sky is a hummingbird. They have migrated up here from the Gulf coast and Central America and are in our yards. hummingbirds are incredible and here is why…

Hummingbirds are found only in the “New” World — North, Central and South America.

There are over 325 species of hummingbirds, making them the second largest bird family in the world. There are 18 hummingbird species in North America. The east coast generally will only see the ruby-throated hummingbird.

Hummingbirds lay the world’s smallest bird egg. They usually lay two eggs in the nest, each the size of a blueberry. A mother hummingbird only weighs about eight times more than her egg.

The ruby-throated hummingbird will have two broods, each taking 45 days from nest construction to fledging.

Even though the ruby-throated hummingbird has one of the highest success rates of any neotropical migrant, only about 20% of the fledging’s survive their first year. That said, the oldest known wild hummingbird on record was a broad-tailed hummingbird that was over 12 years old.

There are over 18 different hummingbird species in North America. Here are some more facts that are incredible to think about:

  1. Their wing beat moves at 20-80 times per second.
  2. They can hover and are the only bird that can fly backwards and upside down.
  3. Hummingbirds can fly up to 60 miles per hour. Their cruising speed is roughly 30-45 miles per hour.
  4. One research study recorded an Anna’s hummingbird visiting over 1000 flower blossoms a day. Right now, most hummingbird gardens are still coming out of the ground and have not yet bloomed with flowers for the birds. This is where hummingbird feeders come in. By mimicking the nectar these birds find in flowers in the feeders, you can provide these very active birds with the fuel they need. This is important because hummingbirds eat about every ten minutes.
  5. Hummingbirds learn to associate flower colors, like red, with food. They do not have an innate preference to red.
  6. Hummingbirds can drink up to twice their body weight every day (most birds only eat ¼-1/2 their body weight).

The ruby-throated hummingbird migrates up here every Spring. It is not the warmth of the day but the length of the day that gets them moving. You can set your calendar to April 1st for the first sightings in this area.

Many of those first birds will stop to refuel and then get going back up north. Many will settle into the lower Canadian provinces. (more…)

Just Listed highlights Arlington properties that just came on the market within the past week. This feature is written and sponsored by Team Cathell, “Your Orange Line Specialists.”

Buyers have been happy this week to see inventory pick up giving them more choices. But not so happy to see interest rates creep back up.

Home sellers listed 105 properties this week and buyers ratified 61 contracts, 23 of those within seven days. The market is still strong as we slide into summer.

Mortgage rates dropped 10 basis points last week caused by the turmoil in Italy’s elections so investors moved their capital to safe US Treasury 10-yr bonds, which drove the yield down.

But this week rates bounced back up over 6 basis points and are expected to continue the slow steady climb in the weeks ahead. The 30-yr fixed rate is now at about 4.7%-4.75% with no points.

Nationally, home values increased over the last three months by 6.9% with Washington state leading the nation with about 10% increase. But here in Arlington it’s a different story. In the last three months, single family home prices increased 2.9% with an average sales price of $1,033,734. Meanwhile, condo prices enjoyed a 5.1% increase with an average sales price of $458,981.

Title insurance is boring, but Allied Title & Escrow is here to decode the jargon and make it (somewhat) more interesting. This biweekly column will explore the mundane (but very necessary!) world of title insurance while sharing interesting stories of two friends’ entrepreneurial careers.

One of the most commonly asked questions from people starting the home buying process is: how do I have a smooth transaction?

We want to make it easy for you to close on your dream home! Read more for our top tips for having a smooth home buying experience in Northern Virginia.

1. Meet with your real estate professionals early

Even if you’ve bought and sold a house before, start the process early. Talking with professionals well in advance of when you want to buy will help you be prepared.

Meet with your real estate agent, title expert, loan officer or home inspector early in the process to know what they will need from you and to get a grasp on what the timeline and process will be moving forward.

2. Listen to the experts

A good rule of thumb in any real estate transaction is to listen to the experts! Make sure you hire someone with experience. Or if it’s a friend you are hiring, make sure they have experts on their team that can provide you the good and bad on every property.

No question is a bad question when you are trying to determine if you are going to buy your dream home.

3. Get pre-approved for a mortgage

Definitely sit down with a mortgage lender before you see properties. A lender will ensure that you are looking for homes that you can afford. In addition, they will make sure you have the proper paperwork so that when you find your dream home you can close quickly.

4. Make a list of must-haves and would-likes

The fewer must-have requirements you have for a new home the more options you will have.

In addition, being flexible means that you can consider homes in your budget range that you might not have considered before. Great real estate professionals will let you know when your expectations aren’t realistic.

5. Make decisions quickly but not hastily

In the greater Washington DC area, properties fly on and off the market. So, it’s best that when you see something you love you make a decision quickly and write up an offer. This will help you be able to secure a home that you want rather than lose out on it during the home buying experience in Northern Virginia. (more…)
