Hello, summer! If you’ve lived in Arlington County for some time, you know that this equates to humidity galore, the periodic thunderstorm and – if you have a lawn – a once-a-week date with the mower.

In the real estate realm, it’s a sweltering time as well. Kids are out of school, providing the perfect time for families to explore local homes. A reduced price is only the beginning.

Each week, I bring you a snapshot of the Arlington County homes that are itching to be sold, among many others in the very same boat. While these homes stand out in terms of aggressive price maneuvering, their “For Sale” price is really only a starting point.

Be aggressive. B-E AGGRESSIVE.

It’s a mantra that you’ve likely heard cheerleaders shouting at a high school football game. Well, “BE AGGRESSIVE” is clearly the mantra being pushed in the real estate realm this time of year because we are seeing some majorly, majorly reduced homes.

This week, as you’ll see, we’re seeing homes being slashed in amounts exceeding hundreds of thousands of dollars. And, in many instances these reductions aren’t just equating to a few percentage points of the listing price, but a serious chunk of dough.

June has arrived… as if you couldn’t tell by our temperatures and humidity, both of which are creeping up there this week.

In addition to a few more beads of sweat on your forehead, June typically means a few things in the real estate realm as well. First and foremost, school is coming to a close for just about everyone. Memorial Day weekend is right around the corner here in beautiful Arlington. There is no better place to honor our military than right here. I truly believe that.

What is the best day to search for reduced price homes?

Well, let’s preface my two cents with… a great bargain can pop up at anytime, really. But, if we’re looking at the volume of properties being reduced on specific days of the week, Thursdays and Fridays seem to be most popular (as you’ve probably picked up on based on the properties showcased in this column).

The reason for the Thursday/Friday influx is sellers are trying to appeal to prospective buyers preparing for a weekend search. What better way to catch their eye than with a reduced price before hitting the road?

Why buy a house in May?

Well, right here in Arlington there are literally more than 100 different reasons I can give you this week alone – there are more than 50 new listings on the market and more than 50 properties had their price reduced.

Between these figures are some great bargains for buyers in one of the most stable housing markets in the country.

Supporting our reputation as a great place for real estate, the Virginia Association of Realtors just released its Q1 2016 figures. The value of transactions, compared to this time last year is up 2.2 percent and the volume of transactions is up 15 percent.

Tax Day 2016 is in the books… HOORAY!

If you already own a home, you’ve likely taken advantage of the tax credits made exclusively available to homeowners. And, if you don’t own a home of your own quite yet, just know that there are some benefits when it comes to Uncle Sam.

In 2016, there were tax breaks pertaining to home mortgage points, property taxes, energy efficiency, renewable energy and private mortgage insurance, among other things. While these tax breaks may not be THE reason to buy a home, they certainly don’t hurt.

So, as you gear up for Tax Season 2017 (it’s never too early to start prepping) and look to possibly purchase a home this year, don’t forget about the tax perks you’ll have in store.
