A local bookstore is holding an auction to raise money after the owner says rent increased by 30 percent this year due to property tax changes.
One More Page Books, located in the East Falls Church neighborhood at 2200 N. Westmoreland Street, is hosting a silent auction fundraiser from Friday, August 2 at 6:30 p.m. until Sunday, August 18 at 5 p.m. The bookstore is currently finalizing the item list, which currently ranges from artwork and chocolates, to bike tours and book manuscript consults.
Owner Eileen McGervey said she was excited for the auction, which kicks off with the store’s regularly-scheduled wine and cheese party Friday night. She told ARLnow that customers came up with the idea of the auction, which has since gathered items like handmade shawls and a dinner with media members who cover the Capitals.
The auction was arranged after McGervey said the landlord informed her last month that the real estate taxes for the building went up significantly. The end result? A 30 percent rent increase, applicable to the current year.
McGervey said that’s a challenge for the independent bookstore not only because it operates on small profit margins, but also, “unlike other businesses we don’t have the option of raising the prices because books come with prices on them.”
The tax hike was the result of the county changing the way it calculates the value of some commercial buildings, like the mixed-use commercial condo building One More Page inhabits. The change more than doubled the assessed value of One More Page’s space — and thus also its assessed taxes — even after it was lowered on appeal.
(That’s on top of the County Board approving a real estate tax hike which increased the amount owners pay by two cents for every $100 in assessed property.)
“Unfortunately, in the case of the condominium that houses One More Page, this meant an increase in the assessed value of the property from CY 2018 of $2,351,100.00 to a CY 2019 valuation of $5,591,100.00,” Board Chair Christian Dorsey wrote in a letter to McGervey, who had asked if the Board could offer any assistance to the bookstore.
Dorsey continued:
This is indeed a large jump in the assessed value of the building. The County is bound by the Constitution of Virginia and State Code to assess all real estate at fair market value, and this methodology provides a more accurate assessment of commercial condominium values than did the previous. This methodology took into consideration the actual income and expense data submitted by the owner of the property along with similar condominiums in Arlington.
While the owner chose not to appeal the assessment with the County’s Board of Equalization this year, the owner did file an administrative appeal, resulting in a $700,000 reduction in the CY 2019 assessment, to $4,907,500. With the assessment reduction, the total tax bill for the building in Calendar Year 2019 is $56,485.00, up from $26,228.67 in CY 2018.
One More Page has been able to cover the rent raise in the past month, but at the expense of paying some of its vendors. Asking for help covering these bills is awkward, McGervey said, but better than the alternative.
“You don’t want to just be gone one day and have people not know that you could have been there,” McGervey said.
She noted that she’s now exploring the idea of a membership program to cover future rent needs.

(Updated 11:20 a.m.) Bad traffic on Glebe Road is partially to blame for the success of a new donut shop.
The veteran-owned Good Company Doughnuts & Cafe (672 N. Glebe Road) is celebrating a better-than-expected first few months after opening in April.
“We beat our expectations for the first 90 days,” said Kate Murphy, one of the owners of Good Company. “We’re at about 20 percent higher sales than we’d expected.”
“We sell about 400 doughnuts a day and 600 on weekends,” Murphy elaborated. “So that’s about 3,000-4,000 per week, not including orders.”
Murphy said the eatery has also seen higher levels of catering and wholesale accounts than they had anticipated. Plus, Good Company is getting good reviews: ranking 4.5 stars out of 5 on Yelp with 66 reviews.
It all adds up to a promising start for the business, despite being across the street from a big food-centric mall on the less-trodden side of N. Glebe Road, where otherrestaurants have struggled.
Many of the store customers are neighbors. Restaurants that rely heavily on workers as the customer base can tend to see declines on weekends, but Murphy said having neighbors as a reliable source of customers has given them boosted weekend sales.
Murphy once ran a donut shop in New Hampshire before she moved to Arlington. She said Sunday was the store’s least busy day, but at Good Company it’s the busiest.
The embrace from the nearby residential communities is partially because Good Company is one of the few new, independent restaurants in the area on the western side of Glebe Road.
“The neighborhood is really anxious to have something on this side of Glebe Road so they don’t have to play frogger with traffic,” Murphy said.
There are other Ballston-area donut and pastry shops like Dunkin Donuts and the new Sidekick and District Doughnuts in Ballston Quarter. Murphy said her store has had to adapt and incorporate some unique flavors and offerings, but for the most part the shop is the kind of classic donut-and-coffee shop the clientele grew up visiting.
“We’re more traditional,” Murphy said. “People still come for the classics… We roll the dough out and hand-cut each of them.”
Honey Dip — fancy talk for “glazed” — is the restaurant’s most popular item, followed by chocolate frosted with sprinkles. The latter is a particular hit with children.
But Murphy isn’t a donut-luddite. Maple bacon donuts are now a staple of the store, and while Murphy said her old shop had maple donuts, they wouldn’t have thought to add bacon.
One of the biggest challenges the restaurant faced early on was building a quality staff, which Murphy attributed to the low unemployment rate in the area. But now, Murphy said she has assembled a team that lives up to the store’s name and is more comfortable handing the reins over to catch a break during the day — critical given that the baking starts at midnight or earlier for the following day.

Last month, when Jeannie Osborn dropped off her new dress at her usual Arlington dry cleaner, she never thought it could be the last time she would see the garment
Osborn now lives in D.C. but still drives to Arlington to do her dry cleaning at the same spot for years: Family Dry Cleaners on 5021 Columbia Pike. The business offers nearly unbeatable prices — normally charging $2.29 per piece of clothing — which Osborn said made up for inconvenience of having to pay upfront in cash.
But five days after she took her new $128 Banana Republic dress to the dry cleaner on June 25, the business closed.
Now there’s a sign taped to the door reading “GOING OUT OF BUSINESS!” and asking customers to pick up any garments by June 30, “otherwise you will not be able to pick up your clothes FOREVER.”
Osborn was on vacation when the business went under, and only learned her dress was locked in the building when she tried to pick it up last week.
“I’ve been going there for six years,” she told ARLnow Monday. “And the fact that they are just closed is shocking.”
The business is located in the Columbia Pike Plaza shopping center, near the Arlington Mill Community Center, between a CVS and a Little Caesars. ARLnow could not reach the strip mall’s property management company, Bethesda-based Rakusin & Becker Management.
After reaching out for comment to the company and the county, Arlington Resident Ombudsman and Director of Constituent Services Ben Aiken said he had good news to share.
Family Dry Cleaners will temporarily re-open on Thursday from 4-7 p.m. so customers can retrieve their belongings, per Rakusin & Becker.
“Anyone with clothing that needs to be picked up should try to go,” said Aiken, who noted afterward the owners may be unavailable to re-open the shuttered shop.
Family Dry Cleaners’ phone number was out of service when called on Monday and a Facebook page for a business with the same name had no posts nor ways to contact the owner.
Aiken previously said he heard from two customers whose clothes are apparently locked in the cleaners, and told ARLnow today (Tuesday) that he “shares their frustration.”
“It’s an unfortunate circumstances,” he said, adding that whenever dry cleaning customers are left out to dry it can be “tricky” to access legal remedies.
When a dry cleaner business closed in Silver Spring two years ago, the Montgomery County Consumer Protection Agency had to step in to return clothing.
Last August, customers in Austin, Texas, taped signs to the locked doors of a dry cleaning business, pleading with the owners to call them and return their clothes after the business unexpectedly shut down.
Last September, a Denver cleaner posted a sign for its customers that read, “if you have clothes, sorry we are closed.” Those customers were out of luck until another cleaning company purchased the inventory and returned the clothes to customers for free, per a press release.
Jeannie Osborn took pictures of the storefront and its sign last week that show a full rack of clothing behind the counter. She says she could see her dress through the glass.
“It’s just hanging there in the front,” Osborn said. “They hadn’t even put it on the conveyor belt yet.”

A week after devastating flash flooding, the lights are coming back on for some affected businesses in Arlington.
SER Restaurant in Ballston, which was inundated by water coming through the ceiling during the Flash Flood Emergency, is planning to reopen at 5 p.m. today (Monday), co-owner Christiana Campos told ARLnow.
The reopening comes after the local community rallied to raise more than $10,000 for SER in a GoFundMe campaign. SER says the donations are being used to help fund needed repairs while the owners work through the insurance claim process.
“Thanks to our hard working staff, our construction crew who have been working around the clock to fix the damage and thanks to the humbling outpouring of support from the community, we are so thrilled to being opening today,” Campos told ARLnow. “The power of this community is truly incredible.”
In Westover, where floodwaters destroyed merchandise and knocked out power, the two hardest-hit businesses — Westover Market and Beer Garden, and Ayers Variety and Hardware — first reopened in a limited fashion on Wednesday. Over the weekend, Westover Market announced it was back on utility power and off generators.
“Finally! Regular hours going forward!” the store exclaimed on Facebook. “Limited fresh produce [and] meats have been delivered! Every day we’ll inch closer to 100%. Thanks so much for all the incredible support! We need it! And please send support and prayers to the other businesses affected by the storm!”
Also in Westover, the weekly farmers market was held over the weekend, thanks to quick repairs to 18th Street N., which was damaged by the flooding. On Saturday, the director of the company that organizes the market wrote the following letter to Arlington County Manager Mark Schwartz, lauding the dedicated repair crews.
